Staff is directing you to 
 “discuss whether the commercial development respects architectural styles and scale of adjacent development in the vicinity…”. The Community Design Guidelines continue to state that “although it is not the intent of the design guidelines to require any particular architectural style in new construction, it is important that the design of proposed development consider the site surroundings, so that, where appropriate, the project will be compatible with and "fit" into an area with a clearly defined character that is valued by the community.” Understandably, this project is located in a Tourist Commercial Zone but two doors down we have one- and two-story residences, one of which is located in an R-2 Zone. In terms of architectural “scale of adjacent development in the vicinity”, this project bears a striking resemblance to 460 Marsh Street which you approved back in June 2017. I would like to direct your attention to the four photos which I’ve included on the next page. For your information, the top photo shows 1151 Montalban and 1141 Montalban located immediately adjacent to this project. The photo below this is the proposed project. Below this is 412 Marsh and 450 Marsh, immediately adjacent to 460 Marsh, both of which are excellent examples of Craftsman Bungalow. Now 460 Marsh Street is nearly completed and you can see the results in the bottom photo. Is this truly what you would like to replicate throughout our city? I think not. My recommendation is that you continue the project with direction that the applicant adhere to the Community Design Guidelines. Thank you!
