CALL TO ORDER
PLEDGE OF ALLEGIANCE : Chair Wulkan
ROLL CALL : Commissioners Robert Jorgensen, Steve Kahn, John McKenzie, Nicholas
Quincey, Charles Stevenson, Vice-Chair Hemalata Dandekar, and Chair
Mike Wulkan.
ACCEPTANCE OF AGENDA: Commissioners or staff may modify the order of items.
PUBLIC COMMENT: At this time, people may address the Commission about items not on
the agenda. Persons wishing to speak should come forward and state their name and address.
Comments are limited to three minutes per person. Items raised at this time are generally referred
to staff and, if action by the Commission is necessary, may be scheduled for a future meeting.

limited to considering only those issues raised at the public hearing or in written correspondence

1. Project Address: 1121 Montalban Street. Case #: ARCH 2008-2018 & AFFH-2009-2018,
C-T zone; Chris Baranek, applicant. (Bell)
Recommendation:
Development review of a three-story mixed-use development consisting of 15 residential units
and 430 square feet of commercial space. The project includes two affordable housing
alternative incentive requests for a Density Bonus of 97.5 percent and relief of site
development standards to allow ground floor residences within the first 50 feet of floor area
adjacent to the street. Project is categorically exempt from environmental review.
PRESENTATION
2. Parks and Recreation Element/Master Plan Update, Community Needs Assessment.

Recommendation:
Receive an update on the Parks and Recreation Master Plan and General Plan Element Update
and associated Community Needs Assessment report. No action is being requested from the
Commission.

The next Regular Planning Commission meeting is scheduled for Wednesday, May 22,
2019, at 6:00 p.m., in the Council Chamber, 990 Palm Street, San Luis Obispo, California.
APPEALS
APPEALS: Any decision of the Planning Commission is final unless appealed to City Council within
10 days of the action (Recommendations to City Council cannot be appealed since they are not a final
action.). Any person aggrieved by a decision of the Commission may file an appeal with the City
Clerk. Appeal forms are available at the Community Development Department office, City Clerk’s
office, or on the City’s website (www.slocity.org). The appropriate appeal fee must accompany the
appeal documentation.
