From: John Semon <johnsemon@live.com> Sent: Monday, September 9, 2019 8:25 AM To: Scott, Shawna <sscott@slocity.org>; Advisory Bodies <advisorybodies@slocity.org> Subject: Public Comment Project Address: 279 Bridge; Case #: ARCH-0255-2019 Architectural Review Commission, We have lived at 245 Bridge Street above 279 for over 25 years. The changes to the proposed development at 279 that include 18 residential units are welcomed and will improve our neighborhood and community. Further, we appreciate the architectural design and residential use. We have three questions and concerns: 1. What is the affordable housing component for the new residential portion? We are not sure if this is investigated by the ARC but we raise it now. We hope that this project could contribute to affordable housing opportunities in SLO. 2. Drainage of the project area is a concern. It appears that much of the drainage goes south to the swale that has poor drainage into Exposition Creek down stream. In the past 25 years we have never seen water run from that land to the swale. It seems to have been absorbed by the ground but not drained south and perhaps drained north. The project appears to contribute to the problem of standing water in the swale. Some mitigation like clearing the west end of the swale allowing water to flow into the creek or draining the project directly into the creek to the north. 3. The proposed height of over 45' seems inappropriate for this mixed use project. Over all we welcome this quality project to the city and the neighborhood.
