13. PUBLIC HEARING - 1144 CHORRO STREET - INITIATION OF A PROJECT TO
CONSTRUCT A SIX-STORY MIXED-USE BUILDING CONSISTING OF
APPROXIMATELY 30,000 SQUARE FEET OF COMMERCIAL/OFFICE SPACE
AND 50 RESIDENTIAL DWELLING UNITS

As a long-time resident of San Luis Obispo, I do not oppose development at 1144 Chorro Street,
however, I strongly oppose the proposed 6-story development. Our downtown has become too
dense, the parking too limited, and the appeal of the surrounding view shed too compromised.
Even with the new proposed parking structure, there will be inadequate parking for a
development this size.
Please do not allow more tall and massive building in our downtown core. Instead, look for
developments that are 3-stories or less so that we can still have a small town feel and enjoy views
of our surrounding hills. Residents want the small town feel that brought us here. Please do not
take that asset away from those of us who helped San Luis Obispo become a community that
built a reputation of being quaint, attractive, and promoting local businesses. We don’t need
massive commercial developments with high dollar rents in the downtown area. Many
businesses fail annually because of the high rent cost. Help promote the existing businesses and
provide more housing by making this project a 3-story residential complex if housing and
commercial success are true goals of your Council.
Thank you for your serious consideration of my concerns and ideas for a downtown that will
serve local residents as well as existing business.
