ARCHITECTURAL REVIEW COMMISSION REPORT
1.0 PROJECT DESCRIPTION AND SETTING
The proposed project consists of an exterior remodel to an existing automobile dealership. The project
site is located at 1404 Auto Park Way within the Commercial Services (C-S-PD) zone, with a Planned
Development (PD) overlay. The remodel includes a partial removal of existing awnings and installation
of a new awning system and signage for part of the existing building, as well as a new paint finish. The
project does not include any new square-footage or any change to existing uses, and there are only
minimal site improvements proposed as part of this project (Attachment 1, Project Plans).
The project was elevated by the Community Development Director to the Architectural Review
Commission (ARC) to discuss the architectural compatibility between the new awning system and the
architectural style of the existing structures.
General Location: The project site is located on
an existing 3.28-acre lot with direct access off of
Auto Park Way. The property is a downward
sloping lot from north to south, with an average
cross slope of less than 1%.

Design Guidelines (CDG) and applicable City Standards and 2) provide direction and recommendations
to the Community Development Director.

4.0 COMMUNITY DESIGN GUIDELINES/DISCUSSION ITEMS
The proposed development must be consistent with the requirements of the General Plan, Zoning
Regulations, and CDG. Staff has identified the discussion items below related to consistency with CDG
Chapters 3.1 (Commercial Project Design), and 3.4.A (Specific Commercial and Industrial Uses – Auto
Dealerships).

Consistency
The ARC should discuss whether the commercial development demonstrates
a consistent use of colors, materials, and detailing throughout all elevations
of the buildings; each building should look like the same building from all
sides.
§3.1.B.12 – Colors The ARC should discuss the proposed colors and whether they are compatible
with the existing colors of the surrounding development on and off site. When

choosing colors, maintenance should be considered. Painting over certain
materials can chip to show the original color, which may not compliment the
new colors.
Chapter 3.4 – Guidelines for Specific Commercial and Industrial Uses – Auto Dealerships
§3.4.A.2.a Building Design
The ARC should discuss whether the commercial development provides a
consistent design on all sides in terms of architectural style and exterior finish
materials, and articulation.
5.0 SIGN REGULATIONS/DISCUSSION ITEMS
The proposed development must be consistent with the requirements of the Sign Regulations. Staff
has not identified any discussion items or concerns related to consistency with Sign Regulations,
overall signage has been reduced and the relocation of the monument sign shall comply with line of
sight requirements for safety.
