Applicants Letter: ARC Review of 1034 Mill Street
Dear Fellow ARC Commissioners,
I apologize for not being here personally to review this revised set of plans with you. I
had travel plans I needed to fit in before the holidays and was only able to save the
potential meeting dates of November 18 and December 2nd for this purpose. Our
design team has taken the feedback from our last meeting to heart and have
implemented some improvements. I have attached a full set of plans with the
improvements described below for your review. I have also included a comparison
diagram of the street elevations before and after the adjustments on the second page of
this letter. We hope that this project will balance architectural compatibility and
affordable housing for the community.
●Per ARC direction we have added window casing details throughout the project.
●In order to mitigate that massing at the two story elements at the entry to the
project, we have provided trellis and a wooden bulkhead feature (see attached
comparison).
●To mitigate overlook and massing issues to our neighbors on the east and west
we have provided solid screening around the decks. These elements will also
provide space for the condenser units that will be required under the new building
code cycle (see attached comparison).
●Commissioner Root’s suggestion on a bold front door color is a market
improvement as well;)
We hope that this commission will find that with these improvements the project is ready
to move forward.
