Sorry for the late submission but I just saw this item. Thank you! Dear ARC members: I adamantly oppose the proposed height and density of the proposed development at 1144 Chorro Street. This is in our Downtown Historic District and yet it pays no homage to our city's past nor its architecture. The proposed 7 parking spaces with an in lieu fee is ludicrous! What good will this fee be (regardless of its amount) to the residents of the 50 units and the workers in the retail and commercial bottom three floors? Please don't tell me the residents and workers and shoppers here will all walk and ride bikes and that none will own a vehicle. How can a proposal for 7 parking spaces for a building of this magnitude even be proposed or considered, regardless of the in lieu fee? My greatest concern is with the mass, density, and most of all the HEIGHT of this project. 75 feet high in the Downtown Historic District where the maximum height allowed is 50 feet should be a non-starter for even a discussion. The last several years has been one developer after another after another asking for a 75 feet exception in a 50 feet height limit district. Until you take a stand and enforce the CDGs and Historic Preservation Guidelines this charade and destruction of our City's character will continue. This is irreversible and soon the character and the charm that makes San Luis Obsipo San Luis Obispo will be lost forever. This project is immediately adjacent to the Master List Historic Resource Hotel Wineman! If you don't take a stand here and now with this project then for what project would you draw the line? Please ... I urge you hold the height limit to 50 feet maximum as a minimum requirement for your consideration of this project. Thank you. John Grady / Resident San Luis Obispo, CA 1
