THIS OFFER TO DEDICATE, made the /8 day of
19 , by Santa Lucia Hills Inc.
of t e County of San Luis Obispo, State of California, herein-
after termed Offeror:
WHEREAS, said Offeror desires to make an offer to dedicate,
irrevocably, to the public, an easement, for public road pur-
poses, which offer may be accepted at any time by any governmen-
tal entity which has the power to establish, construct and main-
tain roads.
NOW, THEREFORE, said Offeror covenants and promises as
follows:
1. That said Offeror is the owner of the following in-
terest described below:
All that real property situated in the City of San Luis Obispo, County of San
Luis Obispo, State of California, being Parcel B of Parcel Map Co 67 -70, a map
of said Parcel Map being recorded in Book 2 of Parcel Maps at Page 51 in the
Office of the County Recorder of said County, also being a portion of Lot 101
of the San Luis Obispo Suburban Tract a map of said Tract recorded in Book 1
of Record of Surveys at Page 92 in the office of said County Recorder.
2. That said Offeror does hereby irrevocably and in per-
petuity offer to such governmental entity a dedication of a
public right -of -way for road purposes and incidental uses upon
the following described property:
All that real property situated in the City of San Luis Obispo, County of San
Luis Obispo, State of California, being a portion of Parcel B of Parcel Map
CO 67 -70 a map of said Parcel Map being recorded in Book 2 of Parcel Maps at
Page 51 in the Office of the County Recorder of said County, also being a
portion of Lot 101 of the San Luis Obispo Suburban 'Tract a map of said Tract
being recorded in Book 1 of Record of Surveys at Page 92 in the Office of said
County Recorder. Said portion being more particularly described as follows:
Beginning at a point being the northeast corner of Lot 98 of said San Luis
Obispo Suburban Tract; thence along the easterly line of Lots 98, 99 and 100
of said Tract, South 240 50' 20" East a distance of 971.68 feet to the south-
east corner of said Lot 100 of said Tract, sais point also being a corner of
Parcel B of Parcel Map CO 67 -70, a map of said Parcel Map being recorded in
Book 2 of Parcel Maps at Page 51 in the office of said County Recorder, said
point being the True Point of Beginning.

Thence through the following courses:
(1) Along the northerly boundary line of said Parcel "B ", also being the southerly
lot line of Lot 97 of said San Luis Obispo Suburban Tract North 650 09' 04"
East.60.14 feet to a point on a curve concave to the east;
(2) thence along said curve, tangent to a line which bears South 22° O1' 32" East,
with a.radius of 120.00 feet through a central angle of 2° 48' 48" for. an arc
length of 5.89 feet;
(3) thence South 240 50'.20" East a distance of 29.99 feet to the beginning of a
tangent curve concave to the northeast;
(4) thence along said curve, with a radius of 20.00 feet through a central angle of
90" 00' 36" for an arc length of 31.42 feet;
(5) thence South 240 50' 07" East a distance of 104.00 feet;
(6) thence South 65° 09' 04" West a distance of 817.27 feet to the beginning of a
tangent curve concave to the southeast;
(7) thence along said curve, with a radius of 20.00 feet through a central angle of
90° 32' 55" for an arc length of 31.61 feet to a point on the existing right of
way line of State Highway No. 227, said right of way being described by Grant
Deed dated November 11, 1974 recorded in Volume 1807 at Page 619 in Official
Records in the Office of said County Recorder;
(8) thence along said right of way North 25° 23' 51" West a distance of 144.01 feet
to a point on the said right of way which is the beginning of a tangent curve
concave to the northeast.
(9) thence along said curve, with a radius of 20.00 feet through a central angle of
89° 27' 05" for an arc length of 31.22 feet;
(10) thence North 65° 09' 04" East a distance of 718.68 feet to the beginning of a
tangent curve concave to the northeast;
(11) thence along said curve, with a radius of 20.00 feet through a central angle of
890 59' 24" for an arc length of 31.41 feet;
(12) thence North 240 50' 20" West a distance of 35.89 feet to the True Point of
Beginning;
Containing 2.09 Acres

3. That until such time as the above offer of dedication
is accepted by such a government entity, all owners of property
contiguous to the above described road parcel shall have the
right to the use of said road parcel as a private road.
4. That said Offeror agrees that said offer of dedication
shall be irrevocable and that such a government entity may, at
any time in the future, accept said offer of dedication of the
public right -o£ -way.
5. That said Offeror agrees that this irrevocable and
perpetual Offer to Dedicate is and shall be binding on his heirs,
legatees, successors and assignees.
IN WITNESS WHEREOF, this Offer to Dedicate is hereby exe-
cuted by the said Offeror on the day and year first above writ-
ten.
