GOONEY County Clerk-Rworder TIME 4:2 5 PM SS — 821 A.P.N. 01- 224 -17 THIS OFFER TO DEDICATE, made the 25th day of May 19 83, by UNION OIL COMPANY OF CALIFORNIA, a California corporation, of the County of Los Angeles , State of California, hereinafter termed Offeror: WHEREAS, said Offeror desires to make an offer to dedicate, irrevocably, to the public, an easement for public road purposes, which offer may be accepted after twelve (12) years from the above date, by any governmental entity which has the power to establish, construct, and maintain roads as prescribed herein: NOW, THEREFORE, said Offeror covenants and promises as follows: 1. That said Offeror is the owner of the following interest described below: Lot 4 in Block 41 of the•City of San Luis Obispo, in the City of San Luis Obispo, County of San Luis Obispo, State of California, as per map thereof recorded May 1, 1878, in book A, page 168 of Maps, in the office of the County Recorder of said County, except that portion of said lot conveyed to Alexander W. Marshall by deed recorded September 13, 1920 in book 140, page 363 of Deeds and also except the Southeasterly 10 feet of said lot 4 as measured at right angles to the Southeasterly line of said lot 4. 2. That said Offeror does hereby irrevocably and in perpetuity offer to such governmental entity a dedication of a public right —of —way for road purposes and incidental uses within the above — described property as shown on the attached Exhibit A, and described as follows: r1 vo_2593PKE552 Beginning at the most easterly corner of said lot as shown on said map; thence North 36° 22' West along the northeasterly line of said lot, 10.02 feet to the TRUE POINT OF BEGINNING of this portion of right -of -way; thence South 49° 50' West 150.34 feet more or less to the right -of -way line of Johnson Avenue (formerly Essex), thence North 36° 22' East 20.68 feet, thence on a tangent curve concave northerly with a radius of 10' through a central angle of 93° 46' 34" and an arc distance of 16.36 feet, thence North 49° 50' East 139.68 feet more or less to the Northeasterly line of said lot 4, thence South 36° 22' East 10.02 feet to the TRUE POINT OF BEGINNING. 3. That until such time as the above offer of dedication is accepted by such a government entity, all owners of property contiguous to the above described road parcel shall have the right to use the said road parcel as a private road. 4. That said Offeror agrees that said offer of dedication shall be irrevocable and that such a government entity may, at any time in the future after 12 years from the above date, accept said offer of dedication of the public right -of -way. 5. That said offeror agrees to: (a) Remove all onsite improvements located within the area to be dedicated after twelve (12) years from date of agreement, upon sixty (60) days notice by the City Engineer. (b) Remove any onsite improvements which do not comply with setback requirements of the City's Zoning Regulations in effect when dedication occurs. 6. That said Offeror agrees that this irrevocable and perpetual Offer to i�nT its successors Dedicate is and shall be binding onhris -h- i-ra,-- legseees -and assignees.
