WHEREAS, said Offeror desires to make.an offer to dedicate,
irrevocably, to the public, an easement, for road purposes, which offer
may be accepted at any time by any governmental entity which has the power
to establish, construct and maintain roads.
NOW, THEREFORE; said Offeror covenants and promises as follows:
1... That said Offeror is the owner of the following interest described
below:
Lot 16 and that portion of lot 15 in Block 7 of Murray and Church's
Addition to the City of San Luis Obispo, in the City of San Luis
Obispo, County of San Luis Obispo, State of California, according to
the map filed for record September 27, 1877, in Book A, at Page14.5:,of
Maps:
2. That said Offeror does hereby irrevocably and in perpetuity offer
to such governmental entity an easement, for road purposes upon the above
property and described as follows:.
Beginning at the northwesterly corner of Broad and Marsh Streets, in
the City of San Luis Obispo, as said streets exist and as said Marsh
Street has been widened; thence N36053'W a distance of 80 feet more
or less, to the southeasterly corner of the lot conveyed to Manual
Faustino Picano by deed recorded in Book 95 at Page 69 of Deeds;
thence S530071W along the southeasterly line per said deed a
distance of 12.5 feet; thence S36053'E a distance of 78 feet; thence
S530071W a distance of 2 feet; thence S360531E a distance of 2
feet more or less to the northerly Marsh Street right -of -way line;
thence N530071E along said Marsh Street right -of -way line a distance
of 14.5 feet to the point of beginning.

3. That until such time as the above offer of dedication is accepted
by such a government entity, all owners of property contiguous to the
above described road parcel shall have the right to the use of said road
parcel as a private road.
4. That said Offeror agrees that said offer of dedication shall be
irrevocable and that such a government entity may, at any time in the
future, accept said offer of.dedication of the public right -of -way.
5. That said Offeror agrees that this irrevocable and perpetual Offer
to Dedicate is and shall be binding on his heirs, legatees, successors and
assigness.

SUBJECT: Offer of Dedication for Broad Street Widening
from Rossi /Rossetti - 692 Marsh Street
Transmitted herewith is a deed covering an Offer of Dedication for Broad
Street widening, in accordance with the City adopted setback line. This
site is the former Wayne's Tire Store, which was recently sold by the
City, but without reservation of the 12 -1/2 foot widening. It also
provides for a small area to accommodate a proposed traffic controller.
