THIS OFFER TO DEDICATE, made the day of ��-
1985, by JOHN E. KING AND CAROLE D. KING, HUSBAND AND WIFE AS COMMUNITY
PROPERTY, of the County of San Luis Obispo, AND STAN BUHAI, A SINGLE MAN, of
the County of Los Angles, both in the State of California, hereinafter termed
Offeror:
WHEREAS, said Offeror desires to make an offer to dedicate, irrevocably,
to the public, an easement, for road purposes pursuant to requirements of the
City of San Luis Obispo regarding Tract 1150, which offer may be accepted at
any time by any governmental entity which has the power to establish,
construct and maintain roads.
NOW, THEREFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest described
below:
THAT PORTION OF LOT 31 OF THE MAP TLTLED "MAP OF THE SUBDIVISIONS OF A TRACT
OF LAND ADJOINING THE TOWN OF SAN LUIS OBISPO" BEING THE PROPERTY OF W. L.
BEEBEE AND C. H. PHILLIPS AS SURVEYED AND SAPPED BY R. R. HARRIS IN NOVEMBEI;,

2. That said Offeror does hereby irrevocably and in perpetuity offer to
such governmental entity an easement, for road purposes upon the above
property and described as follows:
BEGINNING AT THE NORTHWEST CORNER OF LOT 27, TRACT NO. 1150, ALSO BEING ON
THE SOUTHERLY LINE OF BLUEROCK DRIVE (56 FEET WIDE);
THENCE FIRST, S. 52° 03' 08" W. ALONG THE WESTERLY EXTENSION OF THE SOUTHERLY
LINE OF SAID BLUEROCK DRIVE, 42.19 FEET TO THE BEGINNING OF A CURVE, CONCAVE
n NORTH AND A RADIUS OF 128.00 FEET;
J--� THENCE SECOND, WESTERLY ALONG THE ARC OF SAID CURVE THROUGH A CENTRAL ANGLE
OF 89° 05' 52 ", A DISTANCE OF 199.05 FEET;

THENCE FOURTH, WESTERLY ALO�'G AN ARC, CONCENTRIC WITH SAID FIRST CURVE,
HAVING A RADIUS OF 72.00 FEET AND A CENTRAL ANGLE OF 890 05' 52 ", A DISTANCE
OF 111.96 FEET;
THENCE FIFTH, N. 52° 03' 08" E., 77.32 FEET TO THE BOUNDARY OF SAID TRACT NO.
1150;
THENCE SIXTH, S. 5° 50' 26" E., 66.11 FEET TO THE POINT OF BEGINNING,
CONTAINING 0.28 ACRES, MORE OR LESS.
THIS OFFER TO THE CITY DOES NOT INCLUDE ACCESS BY THE PUBLIC TO THE PROPERTY
ADJACENT TO THE COURSES DENOTED AS THIRE, FOURTH AND FIFTH HEREIN.

3. That until such time as the above offer of dedication is accepted by
such a government entity, all owners of property contiguous to the above
described road parcel shall have the right to the use of said road parcel as
a private road.
4. That said Offeror agrees that said offer of dedication shall be
irrevocable and that such a government entity may, at any time in the future,
accept said offer of dedication of the public right -of -way.
5. That said Offeror agrees that this irrevocable and perpetual Offer
to Dedicate is and shall be binding on his heirs, legatees, successors and
assignees.
IN WITNESS WHEREOF, this Offer to Dedicate is hereby executed by the
said Offeror on the day and year first above written.
