BRUCE M. BREAULT and MARY C. BREAULT, as Grantor, hereby grants to the
CITY OF SAN LUIS OBISPO, a chartered municipal corporation of the State of
California, as Grantee, the following easements in the City of San Luis
Obispo, County of San Luis Obispo, State of California, described as
follows:
1. Public Pedestrian. Access Easement.
A permanent easement for public pedestrian access and related
improvements, including, but not limited to, the right to construct,
install, maintain, repair, improve and enlarge a deck, walkway, support
Members adjacent to the deck and walkway. landscaping and such other
improvements reasonably necessary for public pedestrian access across said
\. easement. Said easement to be located on that portion of the
northeasterly 25 feet of the southwesterly 29 feet of Lot 2, Block 8,
Murray and Church Addition to the City of San Luis Obispo, County of San
Luis Obispo, State of California, according to a map filed for record
September 27, 1876, in Book A, at page 145 of Maps, in the Office of the
County Recorder of said County as further described as Parcel B on a
one -page document designated as Exhibit "1 ", which is attached hereto,and
incorporated herein by this reference.

2. Easement for Structural Support of Public Pedestrian Access
Walkways or Decks.
A permanent easement for a structural system to support any decks,
walkways or other structures the City of San Luis Obispo may construct in
the public pedestrian access easement-described in paragraph 1 above.
This easement includes, but is not limited to, the right to construct,
install, maintain, repair, improve and enlarge concrete or other piers,
grade beams, or other structures as deemed necessary by City Engineer to
support an adjacent public pedestrian access deck or walkway. Said
easement.to be located on that portion of the northeasterly 25 feet of the
southwesterly 29 feet of Lot 2, Block 8, Murray and Church Addition to the
City of San Luis Obispo, County of San Luis Obispo, State of California,
according to a map filed for record September 27, 1876, in Book A, at page
145 of Maps., in the Office of the County Recorder of said County as
further described as Parcel A on a one -page document designated as Exhibit
"2 which is attached hereto and incorporated herein by this reference.
3. Drainage and Creek - Maintenance Easement.
A permanent easement for drainage and creek maintenance purposes,
including, but not limited to, the right to maintain, repair, improve and
enlarge the creek channel on that portion of the northeasterly 25 feet of
the southwesterly 29 feet of Lot 2, Block 8, Murray and Church Addition,
to the City of San Luis Obispo, County of San Luis Obispo, State of
California, according to a map filed for record September 27, 1876, in
Book A. at page 145 of Maps, in the Office of the County Recorder of said

Should City fail to complete construction of a pedestrian walkway in
the easement on or before January 1, 1992, Grantor may revoke the public
pedestrian access easement or easement for structural support of public
pedestrian access thereafter at any time prior to completion of the
construction of the pedestrian walkway by giving written notice to City.
After completion of the pedestrian walkway, the easements shall be
permanently in full force and effect, and shall be irrevocable.
The drainage and creek maintenance easement shall be irrevocable by
Grantor, or his heirs, successors, or assigns.
