SUBJECT: Deeds for Strasbaugh /Telegram - Tribune Project
Minor Subdivisions 91 -152 & 91 -157
Please have the attached deeds accepted.by the Mayor on behalf of
the City, as follows:
There are 4 deeds, 2 of which are from John P. Scripps
Newspapers, Inc. which is developing the new Telegram- Tribune
building at 3857 So. Higuera st., and 2 from R. Howard
Strasbaugh, Inc. which is providing additional R/W and
improvements to accommodate the T -T project. These -are
conditions of the development of, the T -T building and are in
conformance with the Higuera St. Setback Ordinance and the
Commerce Park Specific Plan.
The Offer of Dedication from Scripps (not the separate easement
document for sidewalk, street trees, utilities, etc.) covers the
widening of Higuera St. along the frontage of the proposed
Telegram- Tribune building, but, also includes an offer of
dedication for the southerly half of "Hind Rd." (an interim
private street). "Hind Rd." is subject to "future" acceptance by
the City under the terms of the Commerce Park Specific Plan. That
plan states that acceptance of the interior streets is subject to
approval of further subdivision, which takes an amendment to the
Specific Plan. Therefore, a modified standard City acceptance
certificate for that street dedication has already been attached
to that deed, which reads as follows:
"That portion lying easterly of a line parallel to, and 42 ft.
distant therefrom, the centerline of Higuera St. is not
accepted at this time. (Hind Road)"
