FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
Patrick Alan Coyes and Charlotte Maybelle Coyes hereby GRANT(S) to the City of San Luis Obispo,
a chartered municipal corporation, as GRANTEE, an irrevocable easement for ingress, egress and
public utilities over a portion of Lot 1 of Tract 1439, City of San Luis Obispo according to the map filed
for record on February 28, 1990 in Book 15 of Maps at Page 68 in the Office of, the County Recorder,
County of San Luis Obispo, State of California described as follows:
A 12 -ft. wide strip of land, the centerline of which is described as follows:
Beginning at a point, distant 43.78 ft. therefrom, the intersection of the southwesterly right of way
line of Fairway Drive and the most southerly corner of said Lot 1, on that certain lot line bearing
NW28'51 "E, said point being the TRUE POINT OF BEGINNING;
Thence, N37 051'53 "W a distance of 22.60 ft; Thence, N1 1 °36'58 "E a distance of 14.53 ft., more or
less, to a point on the common line between said Lot 1 and Lot 23 of said Tract No. 1439, having
a bearing of N45 °52'19 "W.
The sidelines are lengthened or foreshortened so as to terminate at their intersections and at their
intersections with the boundaries of said Lot 1.

MEMORANDUM

SUBJE Acceptance of a replacement easement deed and quitclaim
of old easement. (Coyes, Lot 1, Tract 1439)
The owners of a custom lot in Tract 1439 have granted a revised
easement for access to the easterly side of the golf course, from
Fairway Drive. The construction of a new residence and garage
created a definite conflict with emergency access needs, since it
is logical to assume cars could be parked in the driveway. This is
the only vehicular access to this portion of the golf course, due
to Prefumo Creek traversing the site.
A revised easement location was agreed upon., has been improved with
all- weather base material and the attached new easement document,
has been executed by the owner.
According to the City Attorney, this replacement easement would
allow the attached quitclaim deed to be executed by the Mayor and
recorded, without the need for hearings. In essence, the easement
is not being abandoned, but being retained in a slightly different
and better alignment.
Therefore, please have the Mayor sign the acceptance certificate
for the new easement and the quitclaim deed and have them both
recorded.
I would appreciate a copy of the new easement after recordation for
my files. The quitclaim deed will go to the owner. If you have
any questions regarding this matter, please call me at X194.
