GIFT DEED
It is the intention of Grantors hereinafter mentioned that
said property hereinafter mentioned forever remain in its natural
state, and forever be open space subject to all the restrictions
set forth in subparagraphs 2A, 2B, 2C, 2D, 2E, 2F, 2G of paragraph
2 commencing at page 3 of that certain Open Space Easement recorded
as document number 35628 on July 5, 1984 in Book 2611, Page 392 of
Official Records of San Luis Obispo County, California, except that
the municipal use of said property for open space in essentially
its natural state shall also be permitted; and that no buildings or
structures of any kind be erected thereon, except for those
improvements as required by recorded parcel map SLO 94 -072 and
except for those non - structural improvements required for the
municipal use of said property for open space.
FELTON A. FERRINI, Trustee of the Felton A. Ferrini Living
Trust dated March 23, 1990 and all Successor Trustees, as to an
undivided 1/2 interest; MATTHEW F. FERRINI, a married man who
acquired title as his sole and separate property, as to an
undivided 1/4 interest; and ELIZABETH FERRINI KATSARIS, a married
woman, as her sole and separate property as to an undivided 1/4

interest (hereinafter "Grantors ") hereby, for and as,a gift,
release, convey and quitclaim, to the CITY OF SAN .LUIS OBISPO,
(hereinafter "Grantee ") the following real property in the City of
San Luis -Obispo, County of San Luis Obispo, State of California,
more particularly described as "remainder" on parcel map for minor
subdivision SLO 94 -072 recorded concurrently` and incorporated by
reference, to its heirs or assigns, upon the condition that the
above described property forever remain in its-natural.state, and
forever be and remain open :_space, ... and ,: -that no .buildings or
structures of any kind be. erected - .thereon except as .provided for
herein.
It being.expressly understood and agreed by and between the
Grantors and Grantee, that in case Grantee ceases to use the above
described property, as in the manner and for the prescribed uses
and purposes, and with the limitations and upon the conditions
hereinabove set forth, that then and in that case the property
hereinbefore conveyed shall revert to and become the property of
Grantors, their heirs, executors, administrators or assigns..
