SUBJECT: Lizzie St. offer of dedication - deed 9
Adobe Associates (J Kuden et al)
The attached "original recorded deed" has been submitted by The
Adobe Associates in conjunction with the lot line adjustment
associated with the recent acquisition by the City of the Bowden
Adobe.
This deed was a condition of the lot line adjustment and provides
for the FUTURE ACCEPTANCE BY THE CITY for the Lizzie St. extension
when and if it is approved by the City Council and constructed to
City standards.
Therefore, do not have an acceptance certificate executed. The
deed must be kept in the deed file for future consideration and
acceptance.

OFFER TO DEDICATE
THIS OFFER TO DEDICATE, made the day of 19 '� S
by FLORENCE JOACHIM, BARBARA KLEIN, JOHN V. KUDEN, and JON M. JENKINS,
constituting all the joint venturers in ADOBE ASSOCIATES, a joint venture, of the County
of San Luis Obispo, State of California, hereinafter termed Offeror:
Whereas, said Offeror desires to make an offer to dedicate, irrevocably, to the
public, an easement, for public road purposes, which offer may be accepted at any time
by any governmental entity which has the power to establish, construct and maintain
roads.
NOW, THEREFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest described below:
All that real property in the City of San Luis Obispo, County of San Luis
Obispo, State of California as described in Certificate of Compliance
recorded as document number 1995- 032130 of Official Records and
Conditional Certificate of Compliance recorded as document number 1995-
032131 of Official Records on file in the office of the County Recorder for
said county and state.
2. That said Offeror does hereby irrevocably and in perpetuity offer to such
governmental entity a dedication of a public right -of -way for road purposes and
incidental uses upon the following described property:

3. That until such time as the above offer of dedication is accepted by such a
governmental entity, all owners of property contiguous to the above described road
parcel shall have the right to the use of said road parcel as a private road.
4. That said Offeror agrees that said offer of dedication shall be irrevocable and that such
a government entity may, at any time in the future, accept said offer of dedication of
the public right -of -way.
S. That said Offeror agrees that this irrevocable and perpetual Offer to Dedicate is and
shall be binding on his heirs, legatees and assignees.
IN WITNESS WHEREOF, this Offer to Dedicate is hereby executed by the said
Offeror on the day and year first above written.

EXHIBIT "A"
A portion of Section 25 of Township 30 South, Range 12 East,
Mount Diablo Meridian, in the City of San Luis Obispo, County
of San Luis Obispo, State of California more particularly
described as follows:
Beginning at a 3/4 inch iron pipe with tag RCE 21807 set in
the Northeasterly right -of -way of the 54 foot wide street now
known as Wilding Lane at or near the intersection of said
right -of -way with the Northwesterly line of Lot 5 of the
Piedmont Tract as recorded in Book A at Page 146 of Maps in
the office of the County Recorder of San Luis Obispo in the
City of San Luis Obispo state of California; thence along
said Northeasterly right -of -way North 33 °36'47" West, 35.57
feet to a 3/4" iron pipe with tag RCE 6923 and the True Point
of Beginning; thence continuing along said right -of -way North
33 °36'47" West, 35.90 feet to the intersection with the
Northwesterly right -of -way of the 54 foot wide street now
known as Lizzie Street; thence leaving said right -of -way
North 65 °16'20" East, 195.70 feet to the beginning of a non -
tangent curve concave Northwesterly and having radius of
780.00 feet, to which beginning of curve a radial bears South
32 °50'11" East; thence Northeasterly along the arc of said
curve through a central angle of 0 °53'53 ", an are distance of
12.23 feet; thence tangent to said curve North 56 °15'57"
East, 205.70 feet to the Northeasterly line of the parcel
described in the deed recorded in Book 1277 at Page 488 of
Official Records in said County Recorder's office; thence
