COVEY 3, A CALIFORNIA GENERAL PARTNERSHIP (GRANTOR) hereby GRANTS to the
City of San Luis Obispo, a chartered Municipal Corporation, as GRANTEE, for the use and benefit
of the several utility companies which are authorized to serve the said properties, an irrevocable
blanket utility easement over the entire property described in Document No. 2001 - 091367, filed for
record on November 27, 2001, in the Official Records in the Office of the County Recorder, City of
San Luis Obispo, County of San Luis Obispo, State of California (except under buildings), and an
irrevocable easement for public pedestrian purposes over a portion of that certain property, more

Obispo, State of California, as shown on the map recorded in Book 3, Page 89 of Maps in the office of
the County Recorder of said County, and that portion of Lot 87 of the San Luis Obispo Suburban
Tract as shown on the map recorded in Book 1, Page 92 of Licensed Surveys in the office of the
County Recorder of said County, more particularly described as follows:

A strip of land one foot in width, the southerly line of which is described as follows:
Beginning at the point of intersection of the north line of the land described in the deed to
Jimmie C. Hensley, et ux. as filed in Book 426, Page 44 of Official Records in the office of the
County Recorder of said County, with the northerly right -of -way of Rockview Place as shown on
the map recorded in Book 76, Page 77 of Record of Surveys in the office of the County Recorder
of said County, being a point on a curve, concave northerly, the radial center of which bears
North 31 °07'57" East, a distance of 480.00 feet;

IMPROVEMENTS UPON REQUEST OF CITE'

WHEREAS, the undersigned own certain real property commonly known as: 1480 Ella
Street , and
WHEREAS, the undersigned have requested and been granted a temporary exception by the
City Council from the requirement of installing certain public improvements on said property,
conditioned upon execution of a covenant by the property owner agreeing to install said
improvements at a future date, upon notice by the City's Public Works Director.
NOW THEREFORE, in consideration of granting permission to temporarily defer
installation of certain public improvements consisting of. City standard sidewalk on the Flxhni
frontage of said property.
the undersigned owner(s) of property hereinafter described hereby covenant with the City of San
Luis Obispo to install all of said public improvements without cost to City upon 60 days written
notice from the City of San Luis Obispo requesting that said improvements be installed.

California, and is described as follows: The southeasterly 50 ft. of Lots 10, 11 and 12, Block 2 of
Fixlini Terrace in the City of San Luis Obispo, recorded on September 14, 1888 in Book A of

heirs, executors, administrators, and assigns.
