Being a portion of Lot 6 in Block 14, of the Imperial Addition to the City of San Luis
Obispo, County of San Luis Obispo, State of California as shown on map recorded in
Book A of Maps, at Page 128 in the office of the County Recorder of said County, and a
portion of Frederick Avenue between said Blocks 14 and Block 16 of said Imperial
Addition abandoned per Document No. 20120(;5501 in the office of said County
Recorder; being more particularly described as follows:
Beginning at a 1 -1/4 inch iron pipe with a brass tag stamped L.S. 3877 at the most
easterly corner of Lot 7 in Block 14 of said Imperial Addition as shown on Record of
Survey recorded in Book 79 of Surveys, at Page 73 in the office of said County
Recorder;
Thence, along the northeast line of said Lot 7, also being the southwest right of way of
said Frederick Avenue, North,31. °02'59" West 279.75 feet to a 1 -1/4 inch iron pipe with a
brass tag stamped L.S. 3877 at the north corner of Lot 6 in said Block 14, also being the
most northerly block comer of said Block 14 as shown on said Record of Survey Map;
Thence along the most northerly line of said Lot 6, also being the southerly right of way
line of Francis Avenue line South 58 °58'43" West 9.31 feet to a point, said point being
the TRUE POINT OF BEGINNING;
Thence, along said northerly line and it's northeast prolongation North 58 °58'43" East
39.31 feet to the intersection of said southerly right of way line with the centerline of said
Frederick Avenue;
Thence, along said centerline of Frederick Avenue South 31002,47" East 30.03 feet to
the beginning of a curve concave to the north having a radius of 50.00 feet, and to which
point a radial bears South 05 047'14" West;
Thence, leaving said centerline, westerly along said curve through a central angle of
23 °11'28" 20.24 feet to the beginning of a reverse curve concave to the south having a
radius of 30.00 feet;
Thence, westerly along said reverse curve through a central angle of 60 °00'01" 31.42
feet to the TRUE POINT OF BEGINNING, and to which point a radial bears
North 31001'19" West.

Mortgage Electronic Registration Systems, Inc. is the current holder and owner of a certain
Deed of Trust, dated October 8, 2003 made and subscribed by Dante D'Alfonso an unmarried
man in Document No. 2003120453, Official Public Records of San Luis Obisao_ County,
California. Mortgage Electronic Registration Systems, Inc. acting solely as nominee for
lender. Lienholder hereby consents to the grant of the foregoing Easement by Dante
D'Alfonso and Joanna D'Alfonso to City - of San_ Luis Obispo,a chartered Municipal
Corporation in that certain Irrevocable & Perpetual Offer ti Dedicate Street Right of
Way, Street Tree Easement &.Public Utility Easement dated March26,2012, joins in
the execution hereof solely as Lien Holder and hereby does agree that in the event of the
foreclosure of said mortgage, or other sale of said property described in said mortgage
under judicial or non judicial proceedings, the same shall be sold subject to said
Easement.
