COVENANT AND AGREEMENT TO HOLD PROPERTY AS ONE PARCEL
The undersigned hereby certifies that we are the owners of real property located in the City of San Luis Obispo, State of
California, that is legally described as follows:
Parcel 1 (355 Pacific): Lot 3 in Block 50 of Reed & Co's Addition to the City of San Luis Obispo, in the City of San Luis
Obispo, County of San Luis Obipso, State of California, according to the map filed for record February 27, 1873 in
Book A, Page 51 of Maps, in the office of the County Recorder of San Luis Obispo County.
Parcel 2 (355 Pacific): All that part of Block 50 of the City of San Luis Obispo, according to the map of said City on file
in the office of the County Recorder of said County, described as follows:
Beginning at a point on the southerly line of Pacific Street, in said City, distant thereon 213.5 feet Southwesterly
from the Southwesterly corner of Pacific and Carmel Streets, said point being the most Westerly comer of the
property of the property conveyed to Julia Cooper by deed dated March 15, 1895, and. recorded in Book 25, at
Page 380 of Deeds; thence Southwesterly along said line of Pacific Street to where the Northeasterly line of Reed
& Co. Addition, according to the map of said addition filed for record February 27, 1887, in the Office of the County
Recorder of said County, intersects said Southerly line of Pacific Street; thence Southeasterly along said line of
said Addition about 160 feet, to the most Westerly corner of the property conveyed to Martha A. Shamp by deed
dated April 2, 1887, and recorded in Book W, at Page 436 of Deeds; thence Northeasterly along the
Northwesterly line of the property so conveyed to the most Southerly corner of the property conveyed to Julia
Cooper as aforesaid; thence Northwesterly along the Southwesterly line of the property so conveyed to the point
of beginning.
Parcel 3 (369. Pack): All that portion of Block 50 of-the City of San Luis Obispo, in the City of San Luis Obispo,
County of San Luis Obispo, State of California, according to the official plat map of the City of San Luis Obispo,
California copied June 1882 and filed for record June 24, 1882 in Book A, Page 51 of Maps, in the Office of the
County Recorder of said County, described as follows:
Commencing at a point on the Southerly side of Pacific Street, distant thereon Southwesterly 163 feet from the
Southerly comer of Pacific and Carmel Streets (which corner is also the most Northerly corner of said Block 50);
thence Southwesterly along the Southerly line of Pacific Street, 50' /z feet; thence Southeasterly at nearly right
angles to Pacific Street, 155 feet, more or less, to the lot of Mrs. Champ; thence Northeasterly 57 feet; more or
less, to the lot formerly owned by Mrs. Ellen M. Martin; thence Northwesterly along the line of said Martin lot 155
feet, more or less, to the Southerly line of Pacific Street and the point of commencement, and being the same lot
conveyed to Julia Cooper by James Summers and Bridget Summers, by deed dated March 15th, 1895 and
recorded March 25, 1895 in Book 25, Page 380 of Deeds, in the Office of the County Recorder of said County.
These properties are located at Pacific Street between Archer and Carmel Streets,
and are known by the following address: 355 Pacific Street and 369 Pacific Street
We hereby agree and covenant with the City of San Luis Obispo that the above legally described real property shall be
held as one parcel and no portion shall be sold separately.
This covenant and agreement is executed for the purpose of allowing openings in walls adjacent to property lines where
prohibited by the building code as established in Chapter 15.04 of the San Luis Obispo Municipal Code.

This covenant and agreement shall run with all of the above described land and shall be binding upon ourselves, and
future owners, encumbrances, their successors, heirs or assignees and shall continue in effect until released by the
authority of the Building Official of the City of San Luis Obispo upon submittal of request, applicable fees and evidence that
this covenant and agreement is no longer required by law.
