REIS and-FAY V. REIS, hereinafter called Grantors, and the CITY OF SAN LUIS OBISPO, a municipal corporation, hereinafter call City, witnesseth: For and in consideration of the conveyance by Grantors of .0.1377 acres more or less lying along Johnson Avenue, and in consideration of Grantors agreeing to install a six foot (61).integral sidewalk along said right- of- way granted the City and to complete earthwork on the property side of the curb line, the City agrees to install 75 feet of curb and gutter, to complete the street grading and street paving up to the curb line along the entire frontage and to do all necessary engineering and legal work. It is understood that the city, at its option, may proceed with the city's portion of the improvements set forth hereinabove at any time the city so desires, but that the city is not under any obligation to do so unless and until the Grantors- install their improvements. It is further understood that the Grantors under this agreement need not install their share of said improvements unless and until Grantors erect structures on their property.
