THIS AGREEMENT., dated this 17th day of October , 1960, by
and between MILTON S. REIS and-FAY V. REIS, hereinafter called Grantors, and
the CITY OF SAN LUIS OBISPO, a municipal corporation, hereinafter call City,
witnesseth:
For and in consideration of the conveyance by Grantors of .0.1377 acres
more or less lying along Johnson Avenue, and in consideration of Grantors
agreeing to install a six foot (61).integral sidewalk along said right- of-
way granted the City and to complete earthwork on the property side of the
curb line, the City agrees to install 75 feet of curb and gutter, to complete
the street grading and street paving up to the curb line along the entire
frontage and to do all necessary engineering and legal work.
It is understood that the city, at its option, may proceed with the
city's portion of the improvements set forth hereinabove at any time the
city so desires, but that the city is not under any obligation to do so
unless and until the Grantors- install their improvements. It is further
understood that the Grantors under this agreement need not install their
share of said improvements unless and until Grantors erect structures on
their property.

GRANT DEED
AND
DEED OF EASEMENT
WILLIAM E. SCHOFIELD and ANNA K. SCHOFIEM, as Grantors, hereby grant to the
CITY OF SAN LUIS OBISPO, a municipal corporation, as Grantee, all of their right,
title and interest in the following described property in the City of San Luis
Obispo' County =16f %San Luis= Obispo.;'�'State of California, to wit:
- That portion of the South half of the southeasterly quarter of Section
36, in Township 30 South, Range 12 East, Mount Diablo Base Meridian,
according to the official plats or plats of survey of said finds re-
turned to the General Land Office by the Surveyor General, described
as follows:
Begin at a point on the NEly line of County Road No. 257, known
locally as Johnson Avenue, as conveyed to the County of San Luis Obispo
by deed dated September 24, 1932 and recorded in Volume 130, page 137
of Official Records in the Office of the County Recorder, said point
being the Northwest corner of the property conveyed to Arthur A Reed,
et ux, by deed dated July 1, 19116 and recorded July 3, 1946 in Volume
4135 Page 84 of Official Records; thence northwesterly along said north-
easterly line of said road on a curve concave to the left, with a radius
of 1030 feet for a distance of 13.1,9 feet; thence continuing along said
northeasterly line N 18° 211 W. a distance of 196.51 feet to the true
point of beginning; said true point of beginning being the most westerly
corner of the property conveyed to Reginald T. Tumbleson and wife by
deed dated November 16, 1950, and recorded February 19, 1951 in Volume
597, page 535 of Official Records; thence continuing along said north-
easterly line of said road, N 18° 211 W. a distance of 164.56 feet;
thence continuing along said northeasterly ].one of road along a curve
concave to the left, with a radius of 730 feet, through an angle of
3° 201, for a distance of 42.47 feet; thence N 56° •331 E, a distance
of 9.10 feet to a point, thence along a curve concave to the right,
having a chord length of 25.63 feet which bears S 19° 201 5011 E from
said point, said curve passing through an angle of 1° 591 211 ", with a
radius of 738 feet, for a distance of 25.63 feet, thence along a line
S 18° 211 E, a distance of 183.76 feet; thence S 71° 391 W, a distance
of 8.0 feet to the True Point of Beginning.
Containing 0.032 acres more or less.
Grantors further grant to the City of San Luis Obispo a slope easement for
the purpose of the construction, maintenance, repair and replacement of necessary
slopes to maintain the adjacent City right -of -way; said slope easement is des-
cribed as follows:

In the City of San Luis Obispo, County of San Luis Obispo, State of

point being the most westerly corner of the property conveyed to
Reginald T. Tumbleson and wife by deed dated Aovember 16, 1950, and
recorded February 19, 1951, in volume 597, Page 535 of Official Records;
thence N 71° 39' E. a distance of 8 feet to the True Point of Beginning;
thence N 18° 21' W, a distance of 183.76 feet; thence along a curve
concave to the left with a radius of 738 feet, through an angle of
1° 59' 24 ", for a distance of 25.63 feet; thence A 56° 33' E a distance
of 24.64 feet tD a point; thence along a curve concave to the right
having a chord length of 32.04 feet which bears S 19° 31' 35" E from
said point, through an angle of 2° 24' 32 "2 with a radius of 762 feet,
for a distance of 32.04 feet; thence S 18° 21' E, a distance of 183.76
feet; thence S 71° 39' W, a distance of 24.0 feet to the True Point of
Beginning.
The Grantee shall at its cost and expense, restore any improvements damaged
or destroyed at any time by reason of constructing a cut slope or fill slope,
or by Grantee in maintaining cut slope or fill slope.
IN WITNESS WHEREOF, Grantors have hereunto caused their names to be subscribed
