COVENANT AND AGREEMENT
The undersigned hereby certifies that it is the owner of the
hereinafter legally described real property located in the City of San
Luis Obispo, County of San Luis. Obispo, State of California:
Parcel I: Those portions of lots 6, 7, 8, 10 and 11, in block 96 of the
Mission Vineyard Tract, in the city of San Luis Obispo; county
of San Luis Obispo, state of California, according to the map
thereof made by Harris and Lakin in October 1872,'filed in the
office of the recorder of said "count.y, bounded by the following
described lines;
Beginning at the intersection of the southwesterly line of,
Chorro Street, as shown on said map, with the northwesterly
line of Marsh Street, as. described in deed recorded in book 7
page 2 of Deeds, records of said county; thence along'said.,
southwesterly line, North 36" 53' West 90.41 feet to the
northwesterly line of the southeasterly 4 inches of said
lot 6; thence along said last mentioned northwesterly line
and the southwesterly prolongation thereof, South 530 06'
40" West 120 feet; thence parallel with the northeasterly

TITLE INSURANCE AND TRUST COMPANY acquired this leasehold interest
'from Mr. C. A. MAINO 'and Mrs. MAY R. MAINO by an agreement dated September
6th, 1963, for the term of five (5) years commencing on the 1st day of
November, 1963, and ending on the 31st day of October, 1968, and for any
extension thereof as agreed upon between the Lessors and Lessee.
And, for the purpose of opening access doors between the,two buildings
located on the above described premises at 1135 and 1141 Chorro Street,
as regulated by Table 5 -A page 45 of the Uniform Building Code it is
hereby covenanted and agreed with the City of San Luis Obispo that in the
event TITLE INSURANCE AND TRUST COMPANY shall lease or convey,the building
located on the above described property and commonly known as 114.1 Chorro
Street and /or in the event TITLE INSURANCE AND TRUST COMPANY shall sub- lease,
abandon, or upon the termination of the above described lease on the
building located on the above described property and commonly known as
.113i & 1135 Chorro Street, then in either event, the access openings connecting
these buildings shall be closed and sealed off by an enclosure partition
to be erected and'bullt in full compliance with the Building and Safety
Code of the City of San Luis Obispo which shall then regulate such - matters.
This covenant and agreement shall run with the land and shall be
binding upon the undersigned, and future owners, encumbrancers their
successors., heirs, assignees and shall continue in effect until such time
that the San Luis Obispo Building Code unconditionally permits the use .'
or purpose herein above referred to or unless otherwise released'by,
authority of the Superintendent of Building of the City of San Lis
Obispo.
