JOHN B. DEWAR, JR. and ROSEMARY L. DEWAR, as Grantors, hereby grant to the CITY
OF SAN LUIS OBISPO, a municipal corporation, as Grantee, all of their right, title
and interest in the following described property in the City of San Luis Obispo,
County of San Luis Obispo, State of California, to wit:
A portion of Lot 12, Tract No. 11 according the the map filed May 1, 1932
at page 30, Volume 5, in the office of the County Recorder, San Luis Obispo,
California. The property is more particularly described as follows:
Beginning at the Northeast corner of Lot 12; thence South 89° 50' West a
distance of 55.25 feet; thence South 0° 07'East a distance of 4.00 feet;
thence North 890 50' East, 55.25 feet; thence North 00 07' West a distance
of 4.00 feet to the point of beginning.
Containing .005 acres more or less.

THIS AGREEMENT, executed this day of 19642 by
and between JOHN B. DEWAR, JR. and ROSEMARY L. DEWAR, hereinafter called Grantors
and the CITY OF SAN LUIS OBISPO, a municipal corporation, hereinafter called City,
witnesseth:
1. Grantors shall convey .005 acres, more or less lying along Foothill
Boulevard to the City of San Luis Obispo. -I
2. City agrees to construct sidewalk, curb and gutter across the entire
frontage of the property and to conduct the normal grading that would
have been involved at the previous curb line on a standard installation.
3. Parties agree that the value of the property being conveyed to the City
is $144.00 and that in the event the cost of the improvements set forth
in Paragraph 2 exceed said value, then the owner will pay said excess
at the time of executing this agreement. Said excess amount is $188.00;
however, the City will give the Grantors credit in the amount of $25.00
for removing and relocating the yard light and planter box, leaving a
net amount of $163.00 to be paid to the City at the time of executing
this agreement.
4. City will provide all necessary engineering and legal work, street work,
relocation of utilities, revise the concrete driveway and grading in
excess of the amount that would have occurred at the old curb line.
5. Grantors agree to remove the lawn sprinklers that are located in the
present sidewalk area.
