GRANT DEED
G. F. HUDGENS and H. E. HUDGENS, as Grantors hereby grant to the
CITY OF SAN LUIS OBISPO, a municipal corporation, as Grantee, all of their
right, title and interest in the following described property in the City
of San Luis Obispo, County of San Luis Obispo, State of California to wit:
A portion of Lot 4, Block 1, Fixlini Terrace according to the map
filed September 14, 1888, in Vol. A, Page 100 of Maps in the office
of the County Recorder, San Luis Obispo County, California. The
property is more particularly described as follows:
Beginning at the most westerly corner of Lot 4; thence N 53° 38' E
a distance of 6.00 fee;; thence S 360 22' E a distance of 50.00 feet;
thence S 53° 38' W a distance of 6.00 feet; thence N 36° 22' W a
distance of 6.00 feet to the point of beginning.
Containing .007 acres, more or less.

AGREEMENT
THIS AGREEMENT, executed this < day of 14eane"IaAm 1965, by
and between G. F. HUDGENS and H. E. HUDGENS, hereinafter calle Grantors, and the CITY
OF SAN LUIS OBISPO, a municipal corporation, hereinafter called City, witnesseth:
1. Grantors shall convey .007 acres, more or less, lying along Johnson
Avenue to the City of San Luis Obispo.
2. City agrees to construct sidewalk, curb and gutter across the entire
frontage of the property being conveyed to the City.
3. Parties agree that the value of the land being conveyed to the City is
$225.00 and that it would have cost $148.00 to complete the improvements
at the old curb line, leaving a net amount of $77.00 the City agrees
to pay to the Grantors upon execution of this agreement.
4. City will provide all necessary engineering and legal work, relocation
of utilities, remove existing curb, gutter and driveway ramp, grading
in excess of the amount that would have occurred at the old curb line,
revise the driveway in kind, slope the lot in back of the new sidewalk
and pave out the street to the new gutter.
