Grantor shall convey to the City .065 acres, more or less, lying along Johnson Avenue. 2. Grantor agrees to construct sidewalk, curb and gutter along the entire frontage of the property being conveyed to the City. 3. City agrees to pay Grantor $1,833.00 for the land being conveyed to the City plus $300.00 for grading in excess of the amount that would have occurred at the old curb line; making a total of $2,133.00 the City agrees to pay Grantor upon completion of the improvements set forth in Paragraph 2. 4. City will provide all necessary engineering, legal work, relocate utilities as necessary, extend the drainage pipe and construct a drop inlet and pave out the street to the new gutter. 5. In the event the property is subsequently subdivided into ten (10) or more lots within any two (2) year period, the City will be re- imbursed for the cost of all the land acquired by the City ($19833.00).
