GRANT DEED

CHARLES C. EBNET and BEATRICE A. EBNET, as Grantors, hereby grant to the CITY
OF SAN LUIS OBISP02 a municipal corporation, as Grantee, all of their right, title
and interest in the following described property in the City of San Luis Obispo,
County of San Luis Obispo, State of California, to wit:
A portion of Lot 121 of the San Luis Surburban Tract, filed for record,
February 7, 1906 in Book 1 of Record of Surveys on Page 92 in the office
of the County Recorder, County of San Luis Obispo, State of California,
described as follows:
Beginning at the Northwesterly corner of Lot 121; thence N 890 38' E a
distance of 363 feet along the South property line of County Road No. 34
(Orcutt Road) to the dividing line of lots 121 and 122; thence S 0° 22' E`
along said dividing line a distance of 18 feet to a point; thence
S 890 38' W a distance of 363 feet to the dividing line of Lots 121 and 120;
thence N 0° 22' W along the dividing line a distance of 18 feet to the
point of beginning.
Containing .150 acres, more or less.

accepted in accordance with Resolution No. 549 (1959 Series), recorded
May 268 1959, in Volume 1002, Official Records, Page 292, San Luis Obispo
County, California, and the grantee consents to recordation thereof.

AGREEMENT
THIS AGREEMENT, executed this day of , 1966,
by and between CHARLES C. EBNET and BEATRICE A. EBNET, hereinafter called Grantors,
and the CITY OF SAN LUIS OBISPO, A MUNICIPAL CORPORATION, hereinafter called City
witnesseth:
1. Grantors shall convey to the City .150 acres, more or less, lying
along Orcutt Road.
2. City agrees to construct sidewalk, curb and gutter across the entire
frontage of the property being conveyed to the City. This construction
includes two 30 foot driveway ramps.
3. Parties agree that the value of the land being conveyed to the City
is $1,895.00 and that it would have cost $2,178.00 to construct the
improvements at the old line leaving $283.00 to be paid by the Grantors
to the City upon execution of this agreement.
4. City will provide all necessary engineering and legal work, relocation
of utilities as necessary, remove and salvage the picket fence for the
Grantors and pave out the street to meet the new gutter.
5. In the event the property is subsequently subdivided into four (4) or
more lots within any one year period, the subdividor will be required
to reimburse the City for the cost of the land acquired by the City
($1,895.00).
