GRANT DEED
CHARLES V. GATES and DOROTHY L. GATES, as Grantors, hereby grant to
the CITY OF SAN LUIS OBISPO, a municipal corporation, as Grantee, all of
their right, title, and interest in the following described property in
the City of San Luis Obispo, County of San Luis Obispo, State of California,
to wit:
All that part of Section 35, Township 30 South, Range 12 East, Mount
Diablo Base and Meridian, according to the official plat or plats
of the survey of said lands returned to the General Land Office by
the Surveyor General, described as follows:
Beginning at the point of intersection of the Northeasterly line of
Johnson Avenue with the Northwesterly line of Lizzie Street, as said.
line of Lizzie Street exists since the widening thereof; thence N 360 22' W
along said Northeasterly line of Johnson Avenue a distance of 148.00 feet
to the true Point of Beginning; thence N 530 38' E parallel to Lizzie
Street a distance of 6.00 feet to a point; thence N 360 22'W
parallel to Johnson Avenue a distance of 49.00 feet to a point; thence
S 530 38' W a distance of 6.00 feet to a point on the Northeasterly
line of Johnson Avenue; thence S 360 22' E along said Northeasterly
line a distance of 49.00 feet to the true Point of Beginning.
Containing .007 acres, more or less.

THIS IS TO CERTIFY that the interest in real property conveyed
by the Grant Deed dated February 3
19 67 from Charles V. Gates and Dorothy L. Gates
to the CITY OF SAN LUIS OBISPO, a Political Corporation, is
hereby accepted by the undersigned officer on behalf of the City
Council pursuant to authority conferred by Resolution No. 549
(1959 Series), recorded IvAy 26, 1959, in Volume 1002, Official
Records, Page 292, San Luis Obispo County, California, and the
Grantee consents to recordation thereof by its duly authorized
officer or his agent.

AGREEMENT
THIS AGREEMENT, executed this... day of , 1967
by and between CHARLES V. GATES and DOROTHY L. GATES, hereinafter cal ed
Grantors and the CITY OF SAN LUIS OBISPO, a municipal corporation, hereinafter
called City, witnesseth:
1. Grantors shall convey to the City .007 acres, more or less, lying
along Johnson Avenue,
2. City agrees to construct sidewalk, curb & gutter across the entire
frontage of the property being conveyed to the City.
3. City agrees to pay Grantors $294.00 for the land being conveyed
to the City less $222.00 it would have cost to complete the improve-
ments at the old line, leaving $72.00 to be paid to the Grantors upon
execution of this agreement.
4. City agrees to provide all necessary engineering and legal work,
relocate utilities as necessary, revise the concrete driveway and
the concrete walls along the driveway, slope the bank behind the
sidewalk and plant the slope bank with a ground cover such as ivy,
ice plant or honeysuckle and pave out the street to the new gutter.
