JOHN C. PITCHFORD, RUTH PITCHFORD, HAROLD G. YORK and AUDREY YORK,
as Grantors, hereby grant to the CTTY OF SAN LUIS OBISPO, A municipal
corporation, as Grantee, all of their right, title and interest in the
following described property in the City of San Luis Obispo, County
of San Luis Obispo, State of California, to wit:
That portion of Lot 2 in Section 3, in Township 31 South,
Range 12 East, Mount Diablo Base and Meridian, in the City
of San Luis Obispo, according to the official plot of the
survey of said lands approved by the Surveyor General on
December 11, 1875, described as follows:
Beginning at a point formed by a concrete monument set in
the Easterly line of Higuera Street (formerly California
State Highway) at its intersection with the Southerly line
of Lot 24 of the San Luis Obispo Suburban Tract, according
to the map of said tract recorded February 7, 1906, in Book
1 of Record of Surveys, at page 92, records of said County,
and running thence North 30 29' East 132.57 feet; thence
North 3° 49' West 213.46 feet; thence North 110 07' West
209.99 feet to the True Point Of Beginning, and being the
Northwesterly corner of a tract of land conveyed by Anton
Bergk et al; to R. C. Terhune and wife, by deed dated April
18, 1930 and recorded-in Book 85 of Official Records, at
page 281, records of said County,.and running thence from
said true point of beginning North 11° 07' West along the
East line of said Higuera Street 100 feet; thence leaving
said line and running North 780 53' East 5 feet to.a point;
thence.South 110 07' East to .the Northerly line of the lot
so conveyed by Anton Bergk, et al, to R. C. Terhune and wife,
as aforesaid; thence South 890 49' West to the Easterly line
of said Higuera Street and True Point Of Beginning.
IN WITNESS WHEREOF, Grantors have hereunto caused their names to be
subscribed this 3rd day of September , 1971.

by the Grant Deed dated Sept. 3, 1971 ,

to the CITY OF SAN LUIS OBISPO, a Political Corporation, is
hereby accepted by the undersigned officer on behalf of the City
Council pursuant to authority conferred by Resolution No. 549
(1959 Series), recorded Way 26, 1959, in Volume 1002, Official
Records, Page 292, San Luis Obispo County, California, and the
Grantee consents to recordation thereof by its duly authorized
officer or his agent.

AGREEMENT
THIS AGREEMENT, executed this 2nd day of November 1971, by
and between JOHN C. PITCHFORD, RUTH PITCHFORD, HAROLD G. YORK and
AUDREY YORK, hereinafter called Grantors, and the CITY OF SAN LUIS
OBISPO, a municipal corporation, hereinafter called City, witnesseth:
1. Grantors agree to dedicate to the City, for street
widening purposes, .011 acres,, more or less, lying
along Higuera Street as shown on the attached sketch.
2. Grantors agree to .construct sidewalk, curb and gutter
along the entire frontage of the widened street, and
do the earthwork required to bring the widened street
to sub - grade.
3. City agrees to provide a property description and
sketch of the land required for street widening and
to base and pave out the widened street to the new
gutter.
