CONDITIONS AND RESTRICTIONS 1. Grantor reserves the right to landscape any portion of the easement with vegetation.having a root system not potentially injurious to the Grantee's facilities. 2. Grantor reserves the right to use the easement in conjunction with the development of the Grantor's adjacent fee, except that improvements shall not be constructed within the easement except under the follow- ing conditions: a. Any improvement, or future modification of an improvement, shall not commence until written approval is.received from the Grantee. b. No physical obstruction which would prohibit free access by the Grantee to any portion of the easement shall be constructed with- in the easement.
