W. Director City Engineer fr" Supervising Civil Engine SUBJECT: Final Map Approval for Tract No. 1264 (Unit 3) , an 18-unit Air-Space Condominium at Morning Glory Way and Tank Farm Road (Edna- Islay Area; Summerhills Associates, Subdivider) RECOMMENDATION: Adopt Resolution Approving The Final Map For Tract No. 1264 (Unit 3) DISCUSSION: This is the final unit of Tract No. 1264, consisting of 18 residential units within a common lot. The subdivider has constructed the public improvements consisting of, primarily, a water main and appurtenances except for adjustment of water meter boxes which are to be set in on-site sidewalks. The off-site improvements (streets, utilities, sidewalks, etc. ) were conditions of the other units and of Tract No. 1235, the parent tract. A cash deposit was posted in the amount of $1000. 00 to guarantee placement of the meter boxes. A $1500.00 cash deposit has been received also as a warranty for the water main to be held for one (1) year after acceptance of the work at a future date. All fees were previously paid and park dedication conditions were met under Tract No. 1235. The Bullock Lane waterline responsibility was assumed by The Pacifica Corporation and is presently under construction. The tentative map would have expired on May 20, 1988 except that more than $100, 000 of off-site improvements have been or are under construction which, under the Subdivision Map Act (Sec. 66452 . 6 of the Gov't. Code) , automatically extends the tentative map by 36 months. The Public Works Department has reviewed the final map. The conditions set forth in Resolution No. 5967 (1986 Series) have been met, are bonded for, or are conditions of building permits. ALTERNATIVES: Option 1: Adopt resolution approving final map for Tract 1264 (Unit 3) Option 2: Deny approval of the final map if Council finds that conditions have not been satisfactorily met. ►H►►IIIIIIIIpjIIIU city or San-LUIS OBISPO COUNCIL AGENDA REPORT page 2 CONSEQUENCES OF NOT TAKING RECOMMENDED ACTION: Delay in recording the final map.
