The basic statistics on the buildings use are as follows: ground floor commercial 7,186 sq.ft. upper floors residential 11.400 sq.ft. total 18,586 sq.ft. Costs were generated by McGonagill Brothers Construction Company and Thomas Reay, Architect and include all development and construction costs as well as the seismic retrofit and fire sprinklers. The major components are: 1. Demolition $ 66,000 2. New Construction 1,320,982 3. General labor and supervision 122,273 4. Overhead and Profit (on items 1+2) 208,047 5. 10% contigency 138,982 6. Asbestos Contigency 30,000 Subtotal construction $1,8869000 7. Arch/Engineering fees, printing etc 75,000 Total $1,9611000 Cost per square foot $ 105.02 Cost to construct 15 units ($11,400 s.f. x $105) $1,197,000 Cost per unit (no land costs included) $ 79,800 This compares with Laurel Creek units (no land) @ $ 80,800 Land.Cost is the cost of acquisition of the upper floors of the Blackstone building. The Appraisal report prepared by Schenberger, Taylor, McCormick and Jecker gave a total value of$920,000 to the property of which $ 200,000 was assigned to the residential floors (now vacant). Land value per unit ($200,000 / 15) $ 133300 Cost per unit 79.800 Total cost per unit $ 93,100
