SUBJECT: R 1-97 Request to amend the Zoning Map to prezone the Spice Hunter / Sonic
Annexation at 181 and 191 Tank Farm Road to Service-Commercial with Special
Considerations (C-S-S). This property is currently zoned Service-Commercial in
the County.
CAO RECOMMENDATION
Grant final passage to Ordinance No. 1321, amending the Zoning Map to prezone the Spice
Hunter / Sonic Annexation at 181 and 191 Tank Farm Road to C-S-S. The annexation area
encompasses 14.44 acres between Tank Farm and Suburban Roads.
DISCUSSION
Situation
On April 1, 1997, the City Council introduced Ordinance No. 1321 to print, approving the
requested zoning changes. Ordinance No. 1321 is now ready for final passage. The new zoning
designation will become effective upon final approval of annexation of the site by the Local
Agency Formation Commission.
Significant Impacts
The City Council has adopted the initial study of environmental impact (ER 1-97) which
concludes that a Mitigated Negative Declaration will be filed for the project. No significant fiscal
or environmental impacts are anticipated.
Consequences of Not Taking the Recommended Action
If the council does not give final passage to the ordinance, the zoning designations of the
properties would remain as is, until alternative zoning designations are approved.
