ORDINANCE NO. 1000 (1983 SERIES)
AN ORDINANCE OF THE CITY OF SAN LUIS OBISPO AMENDING THE
OFFICIAL ZONE MAP OF THE CITY TO REZONE PROPERTY AT 1220
OSOS STREET FROM 0 TO C -C -S (R 1094)
WHEREAS, the Planning Commission and City Council have held hearings
to consider appropriate zoning for subject property in accordance with
Section 65800 et. seq. of the Government Code; and
WHEREAS, the City Council finds that the proposed zoning is consistent
with the General Plan; and
WHEREAS, the rezoning has been evaluated in accordance with the
California Environmental Quality Act and the City's Environmental Impact
Procedures and Guidelines and a negative declaration has been granted by the
City; and
WHEREAS, the proposed zoning promotes the public health, safety
and general welfare; and
WHEREAS, the City anticipates architectural and use - permit approval
of a project incorporating a density bonus for housing affordable to low- or
moderate - income, elderly or handicapped residents as provided in California
Government Code Section 65915;
follows:
BE IT ORDAINED by the Council of the City of San Luis Obispo as
SECTION 1. After review and consideration, the determination of
the Community Development Director to grant the project a negative declaration
is hereby affirmed.
SECTION 2. That the area shown on the map attached hereto marked
Exhibit "A" and included herein by reference be reclassified from 0 (Office)
to C -C -S (Central Commercial, Special Considerations);

SECTION 3. Use - permit approval shall be required to assure that the
anticipated project conforms with conceptually approved plans, including
maximum number and size of apartments, maximum nonresidential area, maximum
height of structure, provision of common off -site parking, limitation on
types of nonresidential uses, provision of facilities for tenants, rental
rates meeting the affordability criteria of California Health and Safety Code
Section 50093, and screening of eligible tenants.
SECTION 4. This ordinance, together with the ayes and noes, shall
be published once in full, at least three (3) days prior to its final passage,
in the Telegram- Tribune, a newspaper published and circulated in said city,
and the same shall go into effect upon execution of the contemplated development
agreement but not less than thirty (30) days after its said final passage.

Obispo at a meeting °thereof held on the 13th day of December
1983, on motion of Councilman Dunin , seconded by Councilman''Griffin
and on the following roll call vote:
