AN ORDINANCE OF THE CITY. OF SAN LUIS OBISPO AMENDING
THE OFFICIAL ZONE MAP (TO REZONE PROPERTY AT 2895
SOUTH HIGUERA STREET)
BE IT ORDAINED by the City Council of the City of San Luis Obispo as
follows:
SECTION 1. That the following described portion of the City of San Luis
Obispo as shown on the Official Zone Map of the City of San Luis Obispo be re-
classified as follows: Said property is also shown on the map attached hereto
marked Exhibit "A" and incorporated herein by reference.
From District R -2 -S (Residential Medium Density, Special Considerations) to
R -2 -PD (Residential Medium Density, Planned Development) real property described as:
Those portions of Parcels A and B, Parcel Map No. SLO -71 -281, as shown in
Book 7 of Parcel Maps at page 98, in the city and county of San Luis Obispo,
California, further described as follows:
Beginning at the southeast corner of said Parcel B, said corner being marked
by a 2" x 2" hub tagged R.C.E. 7720; thence north 77 °52'00" West along the
southerly boundary line of said Parcel B 146.43 feet to the "TRUE POINT OF
BEGINNING";
1) thence North 1 022'00" West, 210.00 feet;
2) thence North 38 °52'00" West, 255.00 feet;
3) thence North 81 °52'00" West, 220.00 feet;
4) thence North 58 °29'01" West, 251.86 feet;
5) thence South 78 °53'00" West, 125.00 feet to a point on a westerly
boundary line of said Parcel A;
6) thence along said westerly boundary line south 11 007'00" East, 150.00
feet to a 2" x 2" hub tagged R.C.E. 6923;
7) thence along a northerly boundary line South 78 °53'00" West, 488.64 feet
to a 2" x 2" hub tagged R.C.E. 7720, said hub being a point on the curved
easterly right -of -way line of Higuera Street from which a radial line
bears South 71 °40'58" West, 940.00 feet to the radial point, said curve
r being concave southwesterly and having a radius of 940.00 feet;
8) thence southerly along said curved right -of -way line thru a central angle
of 3 040'17 ", an arc distance of 60.23 feet to a 2" x 2" hub tagged R.C.E.
6923;
9) thence departing from said easterly right -of -way line South 77 °52'00
East, 1180.00 feet along the southerly boundary line of said Parcels A and
B to the "TRUE POINT OF BEGINNING ".

General Location:
2895 South Higuera Street
Approval of said rezoning is subject to the following conditions:
Conditions:
(1) No building permits to be issued on the project until a final tract map
has been approved and filed.
(2) Precise plan shall be approved by the Planning Commission prior to
recordation of final tract map. Precise plan shall include:
- pedestrian walkway plan
- sign plan
- fencing and perimeter screening plan
- lighting scheme
- plans for remodel of community building
- details on house design
(3) Construction shall be in one phase and shall commence within 6 months
from the recordation of the final map and shall be completed in a timely
manner. (Time extensions may be approved by the Planning Commission.)
(4) Accessory parking spaces shall be unassigned and shall be used for guest
parking. There shall be no long -term overnight parking or storage of
automobiles, recreational vehicles, boats or campers in guest parking area.
(5) Old water tank shall be relocated and retained as a part of the condominium
community building. This condition may be waived by the Community Development
Director if evidence is submitted by the applicant that the relocation of the
tank structure is prohibitively expensive.
SECTION 2. This Ordinance, together with the ayes and noes, shall be pub-
lished once in full, at least three days prior to its final passage, in the
Telegram- Tribune, a newspaper published and circulated in said City, and the
same shall go into effect at the expiration of thirty days after its said final
passage.
