AN ORDINANCE OF THE CITY OF SAN LUIS OBISPO
AMENDING THE OFFICIAL ZONE MAP (TO REZONE
PROPERTY AT 1256 GALLEON WAY).
BE IT ORDAINED by the City Council of the City of San Luis Obispo as
follows:
SECTION 1. The City Council has reviewed and considered the application,
staff report and other materials included in the November 6, 1979 agenda packet
relative to this matter, and applicant's statement in support of a request for
variation from density requirements and on the basis of those materials, and on
the basis of various comments made during the hearing on this matter, finds that
the proposed development will enhance the area in which it is proposed; is of
exceptional design; provides open space and landscaping; and protects the welfare
and privacy of adjoining properties. Therefore, density permitted by the R -2
zone is increased by 25 percent.
SECTION 2. That the following described portion of the City of San Luis
Obispo as shown on the official zone map of the City of San Luis Obispo be
reclassified as follows: Said property is also shown on the map attached hereto
marked Exhibit "A" and incorporated herein by reference.
From District R -2 (Residential Medium Density) to R -2 -PD (Residential Medium
Density, Planned Development) real property described as follows:
Lot 3 in Tract 352 as shown on the map recorded in Book 7,
Page 19 of Maps, recorded in the office of the County Recorder
of San Luis Obispo.

SECTION 3. Approval of said rezoning is subject to the approval of a
preliminary development plan with the following conditions:

1. The project shall receive preliminary approval by the Architectural Review
Commission.
2. The applicant shall be given a period of 12 months to file precise develop-
ment plan for city approval. Preliminary development plan approval shall

become null and void after 12 months if precise development plan is not
filed and approved.
3. The project shall be "built -out" in a single phase. Cosntruction shall
commence within 12 months from the date of approval of a final tract map
and shall be pursued in. a timely fashion.
4. The applicant shall revise the site plan to provide access to all parking
space's as required by the.Zoning Ordinance and to the approval of the
Community Development Director.
SECTION 4. This Ordinance, together with the ayes -and noes, shall be
published once in full, at least three days prior to its final passage, in the
Telegram- Tribune, a newspaper published and circulated in said city, and the
same shall go into effect at the expiration of thirty days after its said
final passage.
INTRODUCED AND PASSED TO PRINT by the Council of the City of San Luis
Obispo at a regular meeting thereof held on the 6th day of November , 1979,
on motion of Councilman Dunin seconded by Mayor Cooper
and on the following roll call vote:
