Dear Ms, Cohen, Members of the Architectural Review Commission and Cultural
:Heritage Committee:
My .firm represents Ms. Karen Corda Adler, the owner of the property located
at 1129 and 1131 Monterey Street, San Luis Obispo, CA. Ms. Adler will be in
attendance at the ARC/CHC Conceptual Design Review meeting scheduled for
December 7, 2015. Nevertheless, she has asked that a more formal statement be
prepared for your review.
Ms. Adler .has reviewed the information available regarding the proposed
development at 1101 Monterey Street which includes a new 75 -foot tall mixed-use
project with an 80 room hotel, residential units, retail/restaurant space and office
space. She is also aware that the applicant will be proposing a 45 -foot tall parking
garage and a transit center that will be discussed at future hearings.
Of particular concern to Ms. Adler is the failure to mention the impact of the
increased height of the proposed project and the shading that will necessarily result
to her property. Specifically, the Site Information/Setting selectively provides the
adjacent building heights for the County Government Center (4 stories), San Luis

Diagnostic Center (2 stories) and Bank of America (1'/z stories), but fails to identify
her single -story property that is immediately adjacent to the proposed hotel, the
parking garage and transit center. This is intended as a formal request to have the
impact of the proposed development include the analysis of adverse impacts to Ms.
Adler's property.
In addition, it appears from the drawings that the proposed garage and transit
center will encroach on Ms. Adler's property. More specifically, as demonstrated
by Attachment A2, Ms. Adler owns approximately 1,623 square feet, or the 3
existing parking spaces included in the area proposed for the parking structure.
While it is understood from the information provided that Monday's hearing
is intended to provide the applicant with additional information for its Planned
Development, Ms. Adler does not want the potential adverse impacts to her property
overlooked by the Commission. Thank you.
