Dear Mayor & Council,
I am submitting my email again for your hearing on May 3, 2016. Unfortunately, I
cannot make the hearing as my council meetings are on the same night.
At your last meeting, I was pleased with the City Council's decision to approve the
project with additional conditions of approval. There is nothing in the record that should
change the vote and I look forward to your approval of this project as it will make a
great addition to my neighborhood.

Subject: SLO Brew Use Permit Application
Dear Mayor & Council,
I am writing in support of the request for a night club use permit for the SLO Brew
facility at 855 Aerovista Lane. As a former SLO Architect Review Committee Member, a
City Attorney, and a current resident in the Tank Farm/Broad area, I believe I am
uniquely qualified to comment on this agenda item.
As you are aware, SLO Brew Production Facility would simply like the opportunity to
provide live entertainment on Friday evenings and Saturdays and Sundays before 11:00
pm. Although the request is for night club use permit, the proposed use is not for a
typical night club business that operates every night with late hours and dancing.
Instead, the reason for the requested use as a night club is to allow for the ability to

provide live music and entertainment as an accessory use to the brewery and restaurant
on Friday evenings, Saturdays and Sundays before 11 p.m.
In regard to zoning, the location of the SLO Brew production facility for limited live
entertainment within the business park zone, near the airport, is appropriate because
the use is not impacted by airport noise and is located more than 800 feet from the
nearest residential uses. This is consistent with C -S or M zoned land within the City that
is located near residential uses such as Broad Street and Aero Drive (across the street
from the proposed site), the South Broad Street Area, Orcutt Road and the railroad
tracks and Sacramento Drive.
In regard to traffic, the Initial Study identified that traffic could result in significant but
mitigatable impacts during the peak traffic hours of 4:00 p.m -to 6:00 p.m. As such, staff
included Conditions which requires that events shall not be permitted on Fridays
between the hours of 4:00 p.m. and 6:00 p.m. to mitigate impacts of additional traffic
during peak hours along Broad Street.
In regard to noise, the applicant has provided a Noise Study that establishes that the
project complies with the City's Noise Element and will not expose residents to
unacceptable noise levels. In addition, the conditions of approval limit amplification and
also establish a review of the use permit if complaints are received.
Finally, it is important for the Council and the public to understand that the proposed
text amendment and the request for a night club use permit for the SLO Brew facility
was reviewed by the Airport Land Use Commission (ALUC) and was found to be
consistent with the Airport Land Use Plan (ALUP). In addition, the Planning Commission
reviewed the text amendments and use permit for SLO Brew and recommended the City
Council approve the request. The Commission deliberated and recommended a number
of conditions for the SLO Brew night club use permit that will allow for the use requested
by the applicant and at the same time protect the health, safety and welfare of the
citizens of SLO.
Based upon the forgoing, I ardently support the proposed use and urge you to approve
the applicant's request.
