Grow investment in Economic Development
• My name is VIVIAN HANOVER, and I am a Commercial Real Estate Broker covering
SLO County. I have lived and worked in this community for over 20 yrs. I believe that
the economic base of our area needs to be sustained and more importantly
strengthened for FOUR important reasons:
• 1.) COMPANIES: Companies wanting to come to SLO County note that there is not
enough housing for their workforce and because of low supply and high demand of
housing, prices are out of reach for many who are here and for those wishing to come.
Therefore companies are reluctant to be based here and those which are here are
tempted to leave,
• 2.) JOBS: With the eminent closure of Diablo Canyon it is most important to encourage
conditions that support more house -of -head jobs. Therefore the creation of more
housing supply will lower values and in turn will make it more economical and attract
more companies to be established SLO County. The presence of more companies will
assist the eroding tax base when Diablo Canyon leaves.
• 3.) REAL ESTATE: From a Commercial Real Estate angle the City's development fee
structure needs to reconsider for both size and timing of fees to make it easier for
companies to establish their real estate base here. For that the City's zoning code needs
to be updated to create greater flexibility for commercial and housing development.
• 4.) COMMUNITY: On a more personal note, I have raised three children here, who are
now in LA, San Diego and Miami where they are gainfully employed. However there is
no possibility for them to return to this area in the future due to the lack of professional
opportunity and attainable housing. Lack of housing brings no jobs, no jobs keeps a
younger vibrant population away, which in turn turns our society into a retirement
community devoid of a healthy middle class.
CONCLUSION: More housing would benefit SLO County by:
A. attracting more companies to start, stay and relocate here.
B. increasing the revenue base and taxes from companies which will supplement
the loss of revenue due to the departure of Diablo Canyon.
C. strengthening of our economy which enhances community sustainability and
vitality for all professionals and residents of all ages towards a balanced and
