From: James Lopes [ Sent: Tuesday, January 17, 2017 1:06 PM To: E-mail Council Website <emaiicouncil@slocity.org> Subject: Agenda Item 12 - 560 Higuera Street Honorable Mayor and Council: Please uphold the appeal of the ARC's approval of this mis-matched project. A parking reduction for imagined mixed uses is destructive to the area's streets and pedestrian safety. It will just push parking demand onto nearby streets and even into the Dana Street area. It makes no sense to give a reduction for commercial uses if they include restaurants, bars and other evening uses. Once again, following the 1042 Olive Street monument, the project is not in context with its surrounding residential edge. It would be too tall and overshadow and shade the residential uses. It has too much visibility from these uses, and it sees too much of them. I am reasonably certain that the Community Design Guidelines were again not treated with respect and diligence by staff and the ARC. Please refer this project back to the ARC with direction to adhere to the Community Design Guidelines and apply some common sense to fitting into the neighborhood. Sincerely, James Lopes James Lopes San Luis Obispo, CA
