I was surprised when my duplex on the corner of Peach and Chorro (697 and 699 Chorro) was inspected last year. I went to all of the meetings last year about this ordinance and we were assured that the inspection program was first going to get people without business licenses into compliance and then focus on rentals that had previous violations noted. Neither of these two factors does my rental fall under. The man that did my inspection was very nice and I tried my best to not be upset with him as I am about the ordinance. My two units were certified and no violations were noted. A drive by of this property would have answered most of the city questions. (Have a license, no additional structures added to the footprint of the building, wiring to house good, roof, paint good, no trash and etc.) I noted that many of the inspections completed did have violations. How many of the violations noted probably could have been noted from the street? The items I noted about are simple to note. Will you catch every code violation, no, but you will get most of them. I continue to believe that the city has numerous ordinances in place that could make housing safer, neighborhoods better and rentals comply with the city goals. 1. Inforce compliance with business licenses. 2. Noice ordinances, trash in front of houses, parking issues, illegal structures and so many structural and safety issues that can be observed from the outside of a structure. 3. I believe your program also did not look at homes that had additional units where the home owner was living in part of the building. I believe this is a significant number of your violations in all areas. I believe this ordinance should be appealed and city staff should focus on the ordinances we have in place to insure our rentals are safe and appropriate to the neighborhoods they are in.
