SUBJECT: Item #12: Affordable Housing Agreement and Acceptance of Land Dedication for
Tracts 3063, 3066, and 3095 — Correction Regarding Affordable Unit Count.
The purpose of this memo is to provide a correction to the subject Council Agenda Report. In
order to satisfy the Inclusionary Housing Requirement for the project, the applicant must deed
restrict a minimum of 10% moderate income units and 5% low income units. The `Existing
Inclusionary Housing Approvals' paragraph incorrectly identified the number of units that shall
be deed restricted on the affordable housing parcel.
The paragraph should be corrected to read as follows:
Once Ambient purchased the Pratt site, the number of proposed dwelling units increased to four
hundred and twenty (420) dwelling units. This increased the inclusionary requirement to sixty
three (63) deed restricted units — 10% moderate and 5% low income. To meet these
requirements, Ambient has proposed the following (Attachment A):
Deed restrict nine (9) for sale, moderate income condominiums within the Jones
subdivision (VTM 3066) for construction in Phase 3; and
2. Dedicate a sufficient size portion of the Pratt parcel to PSHH to construct at least fifty
four (54) affordable rental units of varying size. These units shall include thirty-three (33)
moderate income and twenty-one (21) low income units, with deeper affordability
encouraged. Prior to dedication of land to PSHH, Ambient shall be required to complete
installation of all off-site improvements and frontage improvements during Phase 1 so the
parcel is development ready.
