I wish to speak on behalf of the California Central Coast Chapter of the American Institute of Architects (AIA -CCC) as a member of their Board of Directors; Our chapter supports the ADU amendments to the Zoning Ordinance. We also desire to work with the City to create a Model Accessory Dwelling Program. This program would consisting of construction drawings that have been preapproved by the city so that applicants could pick from preapproved plans available at the counter or via a city web page. Once they pick an approved design, the applicant picks from a list of participating AIA architects that have contributed the drawings. The AIA architect then prepares the site plan with utilities and any grading and drainage. The preapproved working drawings are then upgraded to the codes in effect at the time of permit application and an energy analysis is completed for the Energy Code in effect. This saves the applicant and the architect a lot of time and money in the preparation of plans. Most of the drawings already exist as a similar Secondary Dwelling program was enacted by the County of SLO and the AIA -CCC in 2007.
