I strongly urge you to approve the project, as it will be a significant step toward fulfilling the Council's top priority of facilitating the creation of more workforce housing. The city's housing shortage is severe. Avila Ranch will help ease the problem. Please vote to approve Avila Ranch. Here are several other reasons I hope you will support Avila Ranch: Workforce Housing: Avila Ranch is a step forward for the city in its efforts to address the city's severe housing shortage. By design, many of the Avila Ranch homes will be priced to be attractive to working families. Numerous features have been added that will reduce the cost of ownership including Net Zero Energy, car sharing, small yards with lower monthly maintenance costs. 2. A Net Zero Energy Community: Through solar power and other energy efficiencies, Avila Ranch will be a net zero user of electrical power, and residents' electrical and heating and cooling costs will be minimal. 3. Traffic Improvements: The developer will install and/or pay for desperately needed improvements including an extension of Buckley Road to South Higuera, thus relieving the tricky Vachell Lane-Higuera intersection, and to numerous intersections along Higuera from Los Osos Valley Road to South Street. 4. New Parks & Bike Paths: The developer will install new parks and bike paths for everyone to enjoy, not just Avila Ranch residents. 5. EcoFriendly: About 30,000 commuters drive into SLO everyday to work. If more people live closer to their work, there will be fewer commuter miles and thus a reduction in tail -pipe emissions, one of the best things we can do to address climate change. This past weekend, I property shopped with a friend from Arizona looking for a small affordable home to retire to. She searched the entire Central Coast for 2 days and couldn't find anything. I mentioned there would be some newer homes coming up soon and that she should wait.
