If you allow it to be moved as requested, it will be less than 15 feet (and the front porch 8 feet)0 from the sidewalk on Higuera Street. Fifteen feet separation is maybe acceptable on a local neighborhood street. It might be acceptable on an arterial street if the project is a mixed use or apartment building (South Street project is an example). Drivers on Higuera Street typically travel over 30 miles per hour, and usually are accelerating in this section. This is not the kind of residence to allow so close to fast-moving, noisy traffic. This is an important historic residence, built at a high cost in 1874 dollars, and it should retain the typical separation from the street for a high-end residence at that and this time. Apparently it is proposed to be a single family residence; the parcel is deep enough to accommodate the addition. Two front yard trees would be appropriate to buffer the building's appearance, although that may not be correct enough. But if you argue against our -of -context yard trees, then how will you support downgrading its historic setting by locating it close to the street? Thank you.
