Dear City Council:
Why my family and I are "ALL IN" for the San Luis Ranch and Avila Ranch Developments.
Workforce housing is needed on so many levels for all different public employees: though I'm a
Construction Project Manager for SLCUSD and make 95K a year. My wife currently stays home with
our 15 Month old twins. We are not considered low income we are in a situation where we can't afford
to purchase a home in SLO.
The reason we love the idea of San Luis and Avila Ranch developments is the diversity of the
housing, it is inclusive of the needs of the SLO county people, it is a responsible approach to the
spectrum needs of the area. Many young professionals would love a little place of their own property
even if its 240sq. We are family of four would love a 2bed / 2 bath around 1,000 sq and there may be
needs for others in the 2,400 sq range. These developers are providing what the public needs:
Options! The city employees need access to condos, apartments, studios, single family housing big
and small. I applaud and stand up for the creativity of all who have supported this approach to the
"Agrihoods."
The work force employee needs a home that is efficient and keeps all water, sewer, garbage, power
and natural gas prices down. New homes that allow the public to glean on these types of passive
savings from the installation sustainable and cost efficient home products which are being proposed.
Not all public employees need a two car garage, we own one car, biking and walking to work is a
daily thing for us and our family. We are able to keep our tight budget because we don't have an extra
car. San Luis Ranch and Avila Ranch are keeping the neighborhood and community amenities close
therefore, we don't need an extra car or need to drive our current car when we have access to safe
sidewalks and pedestrian pathways.
I think to give City Council members more context on how important these types of developments are
and look past all the nay sayers tonight, I need to show you our household budget as a family of four
living in SLO County. This can serve as a data point for our family: We are a debt free, family of four,
on one public employee income, with one car and currently not being able to put money away into
saving because 50% of our income is housing cost. Below is the actual cost budget we have to live
and breath by. We can't have random medical bill, random tax bill or just go on a family vacation on a
whim! It would be fatal to our budget.
For more context I have a screenshot of a Redfin calculator which shows annual income of 95K with
3% down payment get us a house for 450K and a $2,480 monthly mortgage payment.

It is imperative that these projects go through, this is our only shot at getting into a home that is new
and in SLO and within our budget. I serve this community without reservations, because it is
something I'm good at, I feel appreciated as a public servant and I believe my work as a public
servant makes our community better. Please help my family stay in the city we serve. Again, The
Chariton-Fordyce Family is ALL IN and supports the developments of San Luis Ranch and Avila
Ranch.
