RECEIVED CITY OF SAN LUIS OBISPO AUG 0 9 2017 COMMUNITY Df-!VELOPMENT I'm writing to offer my support for Sally and Gene Kruger's project at 1171 Pismo Street. I live a block away and have built or restored 7 homes within two blocks of this home. I would like to point out that I received approval from your body in approx 2006 for construction of a similar pop out projection off the side of our restoration two blocks away at 1429 Osos, the "Mitchell House" across from Mitchell Park. It should be noted that "the Mitchell House" is not just a contributing home... it is a Master Listed Mills Act home. Additionally, and like the 1171 Pismo Kruger project, I built a large garage to the rear of "the Mitchell House". Below is a shot of "the Mitchell house" showing the side projection and large rear garage I mention above. The original house is the square house in the front behind the tree... the addition is the wall, corridor and garage to the side and rear... adjacent to the driveway. The Mitchell house is unique in the city for it's 1865 square brick pre spanish colonial revival style... and is the oldest brick house in town, maybe the county. It is built on a stone foundation and Mr Mitchell was a prominent citizen, mayor, and supervisor. I bring this up because I was allowed by the CHC to incorporate pop outs and a large rear garage on this "master list" home... so it seems only fair that the Kruger's should be allowed to incorporate same in their "contributing resource" project. The Kruger's architect Greg Wynn is very familiar with the SLO vernacular and the particular simple railroad employee housing typology in our neighborhood. He has received many Obispo Beautiful awards for his restoration work around SLO. The Kruger house is a kit home. I believe it was alternately called a "Hamilton" or a "Cambridge" or by several other names with slightly different window, porch, facade and dormer treatments. There are dozens of these houses in town with varying details... all with the same columns and diamond shaped window. I count 10 similar homes on Pismo street alone. My sister's house at 1241 Pismo has the same columns and diamond window ... her house has a similar pop out on the west side ... almost identical to what the Kruger's are requesting. Here is another house at 1211 Pismo (see photo below) which also has the same diamond window and porch posts as the Kruger's. This is NOT an rare or uncommon home detail in town and thus the Kruger's request to modify the rear sidewalls and garage should be easy to approve. 2. There are many large garages on the Pismo Buchon Alley. Your Commission approved Brian Okelly's large 4 car garage with unit over it just a few years ago on this same alley... on his Master List house at 1123 Pismo. In closing... I just want to reiterate my support for the Kruger's project. I see similar projects to theirs all over the historic old town... indeed I have built several similar projects. Greg Wynn knows what it takes to detail these homes so that they feel authentic.
