QUITCLAIM DEED
FOR VALUABLE CONSIDERATION, the receipt of which is hereby acknowledged, the City of San
Luis Obispo, a California municipal corporation hereby REMISE(S), RELEASE(S) and QUITCLAIM(S)
to California Coastal Investments, LLC, a California Limited Liability Company and Vista Da Praia, LP,
a California Limited Partnership a portion of Lot "A" of Tract No. 1150 in the City of San Luis Obispo,
County of San Luis Obispo, State of California, according to the map thereof, recorded September 10,
1986, in Book 13 of Maps, at Page 48, in the office of the County Recorder of said county, described as
follows:

Legal Description
A portion of land over Lot A of Tract Map No. 1150, in the City of San Luis Obispo, in the County
of San Luis Obispo, State of California, according to the map filed September 10, 1986 in Book 13
of Maps, at Page 48, in the Office of the County Recorder of said County, being more particularly
described and bounded as follows:
Commencing at the intersection of the centerline of Stoneridge Drive with the westerly right of way
of Broad Street, 100 foot wide, as per said map, said point of intersection being marked upon the
ground with a pin set in concrete within a city standard street monument well as per said tract map,
thence southeasterly along said westerly right of way line, South 31 ° 10' 32" East, 37.49 feet, more
or less, to a point at the intersection of Lot A with the westerly right of way line of said Broad Street
as per said map, said point being the northwesterly terminus of Course "H" of said Lot "A", said
point being the TRUE POINT OF BEGINNING;
thence continuing along said westerly right of way line and said Course "H" of said Lot "A", South
31 '10'32" East, 16.50 feet to a point; said point being at the intersection of the westerly right of way
of Broad Street, the most easterly corner of said Lot A, and the most northerly corner of Lot 1 of the
Yoakum Poultry Units, according to the map filed March 11, 1927 in Book 3 of Maps, at Page 89,
and per Document 5042 recorded in said Book 607, at Page 373 of Official Records, both in said
Office of said Recorder, said point being marked upon the ground with a nail and brass tag stamped
"LS 4283" as per a Record of Survey filed on August 9, 2004 in Book 89, at Page 66 of Licensed
Surveys in said Office of said Recorder;
thence leaving said westerly right of way line of Broad Street, along the line between said Lot A and
said Lot 1, South 68°02' 13" West 290.93 feet, more or less, to the most westerly corner of said
Document, said corner lying along the southwesterly line of said Document, North 26'l 8' 48" West
116.24 feet from the most southerly corner of said Document, said corner being marked upon the
ground with a cotton spindle with brass washer stamped "LS 7618" as per said Record of Survey;
thence along the prolongation of the southwesterly line of said Document, North 26'18' 48" West,
9.64, more or less, to a point along Course "D" of said Lot "A";
thence along said Course "D", North 58°55' 42" East, 81.69, more or less, to the northwesterly
terminus of Course "E" of said Lot `A";
thence along said Course "E", South 31' 04' 18" East, 4.00, more or less, to the southwesterly
terminus of Course "F" of said Lot `A";
thence along said Course "F", North 58°55' 42" East, 63.85, more or less, to the northwesterly
terminus of Course "G" of said Lot `A";
thence along said Course "G", South 76° 12' 49" East, 21.25, more or less, to the northwesterly
terminus of said Course "H" of said Lot `A"; said northwesterly terminus being the True Point of
Beginning;
Containing approximately 3,207 square feet of land.
The above described portion of land is graphically shown on Exhibit `B", attached hereto and made
a part hereof.
