Greetings SLO City Planning Commission,
We believe the proposed residential project, 950 Orcutt, would have a negative impact because of the various high‐density
elements it proposes and that the property should not be zoned residential.
Duncan is NOT a THROUGH STREET: all pedestrian, bicycle and auto traffic will enter and exit the property at Duncan and Orcutt just 1000 feet
Broad at Orcutt. In the other direction, the railroad crossing and the intersection with Laurel Street are 500 feet and 800 feet respectively to the
east. This project would significantly increase traffic density ‐ at the bottom of a grade ‐ on a street that characteristically is a high speed
thoroughfare.
The traffic signal will further congest the area by requiring a significant amount of crosswalk time because Orcutt at this intersection
is extraordinarily wide.
The recently completed residential project catty‐corner to 950 Orcutt (southwest corner of Orcutt and Sacramento, Avivo) is 38
residential units on the same size parcel ~ 85,000 sq ft. The Avivo project has 38 units with 92 parking spaces ‐ all dedicated
residential parking. 950 Orcutt would require 188 residential parking spaces to match the existing neighborhood parking
density. With the commercial area included, the project is shy at least 100 parking spaces.
The mechanical parking garage is a clever idea, very appropriate in an urban setting where an attendant is available and people do
not use autos for day to day travel; not appropriate to the more rural transportation nature of this area in both day‐to‐day use and
for the size of many of the vehicles.
