Im writing with concerns to the architectural review of 3214 Rockview Place.
We are the current homeowner to the North at 3212 Rockview Place. Our main concerns to the project is the
35% increase to density bonus for the project. I see it is already zoned for more units and adding more is
understandable. However adding more than is already allowed seems like a invasion of privacy. According to the
plans the parking configuration will allow headlights flashing into our entire house. Along with a increase in noise for
the parking lot directly out of our windows that face that direction. We have a family and if one of the cars pulls in and
hits the fence it will literally crash in my home.Or even worse one of my children out playing in our personal yard. I
see there is parking for 17 stalls, however if there is more than 1 car per unit or 2 cars on the larger existing units
street parking will have to increase naturally. However street parking is already extremely limited due to Crystal
Springs across the street. Some days parking on the street is already completely FULL. We have a family and want
to keep our neighborhood as family friendly as possible. We however feel that adding 10 one bedroom apartments
and 17 stall parking lot directly next door with lights flashing through my home at all hours of the night will take away
from our peace of living. We are also opposed to the setback exceptions. Allowing building closer to existing homes
on our street is seen from us as a lack of personal privacy We really enjoy our home in our neighborhood and feel
that this new development is not going to align well with the current design of our neighborhood. Its going to be more
apartments, cars and more importantly more noise. The last thing we want is to raise our children next to1 bedroom
college apartments next door. Had this building been next door the way it is purposed to be designed we
would not have bought here. I hope that you will take into consideration this email.
