Non-exclusive Easement: Each lot shall have appurtenant to it non-exclusive easement for ingress and egress across the other Lots subject to the rights of each owner and the Homeowners Association’s rights to improve, repair and maintain: the drainage easement more particularly described in Exhibit “A” attached hereto; the Stoneridge Drive entry landscaping; and the Stoneridge Drive turn-around including decorative paving stones and landscaping. The Homeowners Association is also responsible for the maintenance of the hillside cistern building and all drain lines and facilities associated to and from the cistern that provide for the on-going water supply to the wetland enhancement area including the wet well and well pump. The Homeowners Association shall be responsible for the long-term maintenance of the wetland restoration area including: the upkeep on the water supply and delivery system to the wetland; protection of wetland plants; and the control of exotic, invasive plants into the restoration area as detailed in the agreement required by the wetland restoration mitigation monitoring plan. Each non-exclusive easement shall be appurtenant to the respective Lot and shall pass with the title to the Lot.
