EASEMENT GRANT DEED
For valuable consideration, receipt of which is hereby acknowledged, DTJ DEVELOPMENT, LLC,
a California limited liability company, hereby GRANTS to the CITY OF SAN LUIS OBISPO, a
chartered municipal corporation of the State of California, the real property situated in the City of
San Luis Obispo, County of San Luis Obispo, State of California, more particularly described as
follows:
An easement for public sanitary sewer purposes over Parcel 1 of Parcel Map SLO 08-0093, in
the City of San Luis Obispo, County of San Luis Obispo, State of California, according to map
recorded February 28, 2014 in Book 77, Page 18 of Parcel Maps, in the office of the County
Recorder of said County, said easement being more particularly described in Exhibit "A" and
delineated on Exhibit "B" attached hereto.
Said parcel of land shall be kept free and clear of buildings and structures of any kind.

(SANITARY SEWER EASEMENT)
An easement for sanitary sewer purposes over and under that portion of Parcel 1 of Parcel Map
SLO 08-0093 as recorded in Book 77 of Parcel Maps at page 18 of Official Records in the City of
San Luis Obispo, County of San Luis Obispo, and State of California, the northeasterly line of
which is described as follows:
Commencing at the southeasterly most corner of said Parcel 1; thence, North 63047'24" West
along the southwesterly line of said Parcel 1, a distance of 134.11 feet more or less to the
intersection with a line parallel with and 7.50 feet northeasterly of an existing sanitary sewer
alignment and the TRUE POINT OF BEGINNING; thence, continuing North 63°47'24" West along
the southwesterly line of said Parcel 1, a distance of 32.37 feet more or less to the intersection
with the southeasterly line of the Sewer and Sewer Access Easement recorded as Document
No. 1994-051560 of Official Records and shown on said Parcel Map SLO 08-0093; thence North
26012'36" East along said southeasterly line 4.96 feet more or less to the intersection with a
line parallel with and 7.50 feet northeasterly of an existing sanitary sewer alignment; thence,
